Would be zero if I could. For the last 2 years I have chosen to pay my bills quarterly. You would get nothing if I had a choice. Due to me paying early this has knocked of my payment schedule and yet again, send me lovely threatening letter, that I have a legal requirement to my account under the title deeds. You have a legal obligation to actually carry out a standard of work. Love being hung up on a phone call so I do!!!!

Greenbelt Group operates under a "land ownership model" where they own the common areas within a residential development and are responsible for its maintenance. Thus, they should pay for the maintenance as they own the land. Legal Challenge: "McAuley vs Greenbelt," residents challenged the validity of these maintenance charges arguing that the definition of the "open ground" requiring upkeep was not clearly defined within the deed itself, relying on external references, thus breaching the "Four Corners Rule". Impact on Residents: If the "Four Corners Rule" is applied and a property deed is found to be unclear about the boundaries of the common area, residents are be able to challenge the charges associated with maintaining areas not explicitly stated within the legal document. IE: don't pay them, they will threaten with court. They will pull out the day before, as they always do. Selling your house, with a so called dept on it, can be tricky, but now with the new government act passed on 30th January 2025. The Leasehold and Freehold Reform Act, 2025. This will, very soon put a total stop to Greenbelt ripping us off. Ladies and Gentlemen and They, keep the pressure on. The light at the end of the tunnel "IS" in sight.

Gotta love greenbelt and their fake reviews. It happens time and time again. They have lots of real reviews from everyone like me who are disgustingly unhappy with the absolute mugging we get and then suddenly there are 5 star reviews saying how "amazing" David was etc etc. They must think we are fools to believe it. Meanwhile, I am one of the MANY who are stunned to receive this year's bill with an admin charge of £88 !!! What for? Fresh air? No letters sent by post. No bill email to me? Nothing. I never hear from them unless they are sending threatening letters for something. Is this admin charge us being charged for them to find and arrange sub-contractors who are totally useless and seem to spend most of their time in vans drinking coffee and smoking. They are also the fastest people in the world on these machines when cutting grass. One quick trip over the grass and its done. No wonder the grass grows so quickly. Also, trust pilot - please provide a "no star" rating. Or even a minus one for Greenbelt please.

The 5 star reviews are almost certainly fake!! Any genuine people who are still paying these gangsters are foolish to say the least? I was one of them until recently, but no more. Our estate is a tip with overgrown grass and weeds everywhere, you hardly ever see any work being done if any? Many residents are now in contact with local MPs as we have had enough of being fleeced

Shambles of a company. Charging residents for things they don't understand. Pointless company. Their pretend vans turn up, guys have a smoke then they leave, not 1 ounce of work done. This company should wear masks as they are robbing residents blind.

You cannot conflate private estate management and home tenure. Why would the CMA put forward a report on its recommendations to the government on this matter. Why would implementation of the leasehold and freehold reform act ever be discussed in parliament if this arrangement was fair. The point that this scandal has received royal approval by King Charles himself in his opening speech and has promised to end the injustice of private estate management. Says it all really about companies like Greenbelt.

No maintenance to land - even when stated in the bills that it has been done. Path is so muddy that walking through it is impossible, and alternate routes have been made (try to jump over the rotten wooden borders that have been discarded by GB!!). Multiple pairs of shoes ruined just in order to get to my front door - clearly doing a lot of good work out there GB!! congrats! :) Wish i could add photos of the site, not too sure GB would be ashamed though, seems to be a nationwide issue of shoddy maintenance.

Shame you cant give a 0 star rating. Not helpful when contacted. The bill breakdown, funniest thing ever. Best one for me is " management visits" like that explains what the charge is. Plus one tear we had then "visit" 4 times. Liars. Over priced nonsense, amazing too, they always make it go up in price every year (like your council tax) Started out at £65 a year, now, £134. Day light robbery. Glad I'm well away from them now and would avoid at all costs. ALSO, PLEASE DONT READ INTO THE FAKE 5 STAR REVIEWS JUST TO GET THE OVERALL RAYING UP. MORE LIES

Not great, not sure what we are paying them for and well the area is not that well maintained. Plus extortionate amount of money paid yearly. If you want to start a business it seems this type of company gives a big return with little work.

The customer service is poor and rude. Lot's of confusion bills and never have a good explanations on the details. Last year, I have been told by their team that the direct debit has been setup, but this year I have been charged for late payment. The customer team this year told me that the direct debit has never been setup, what a mess!
