Punitive extra charges straight away - agent at the meeting said to not worry about the threatening letter sent to residents (Desford Paddocks) and the dates did not mean anything - couple of days over and 25% added to the bill as a "penalty" - with more threats for just a few more days time. - These people are legalised extortionists and should be ashamed - Marie Curie should be ashamed to be associated with them too.
Personally I wouldn’t be proud to work for a company who seems not to reply to enquiries, use deed language interpretation of residents on new build estates to levy more charges and new charges, with a obstinate attitude when questioned and no substanciation and apply escalation well above rpi with little to non of existent consultation. Carry on the great work , regards the Brambles Estate Coventry. Hopefully the law will change one day to hold management companies to account and stop or control your extortionate ways. I received a reply that didn't answer most of my questions and all you sent was a site plan which you updated to your convenience dated 2022 which was 6 years after the initial one that was included in my house purchase. you just added things to support your deed interpretation and added costs. All other questions remain unanswered.

First of all there was a very speedy response to my telephone call. The lady I spoke to immediately put me at ease relative to the billing concerns I had. She was polite, professional, and lovely to speak with. She quickly sorted out my issue and suggested two additional things for me to consider, which I accepted. All in all it was an excellent service ant I want to thank you for that.

Greenbelt from the off were open and honest, their hands are tied having to deal with a management company as a 3rd party which makes it hard work BUT Nick has been awesome from the get go with us. It's actually quite scary that this obvious scam can happen in this day and age. Unbelievable scam. We were completely lied to when we bought our house twenty years ago as to what the management charge was for. Fast forward twenty odd years and 120 houses are paying £45 a month each, plus made up additional charges, for grass cutting and bush pruning every other month. £80k plus total. We are being mugged. DO NOT BUY A PROPERTY WITH GREENBELT ACTING AS THE LAND MANAGEMENT DEPARTMENT. Sad that Trustpilot are obviously not that trustworthy. How much do Greenbelt pay you?
Bought our new build 9 years ago. Was told the management charges were £70/year and wouldn't increase much other than inflation. Fair enough I thought. Fast forward 9 years, now paying £194. Would be £97 if adjusted for inflation. No proof what they actually do for their money other than some generic, so called "itemised" bill which is so vague it's a joke. Admin charge on bill for £51 (an electronic bill that is automated) a complete rip-off. So many different (and unnecessary) inspections and to be honest I've never seen them. Avoid at all cost if you can.
This company are consciously ignoring our requests for maintenance on our green space. I’ve contacted them several times, our local councillor has contacted them and still they ignore us. The greenspace on our land was sold to them and they were paid a sum of money to maintain it. However; all they seem to want to do is cut the grass. The rest is falling into a state of disrepair and some of it dangerous. They know about fencing that is broken with a 10ft sheer drop to a river below and still ignore us, despite the obvious safety risk. There are lots of kids on our estate and it just takes one of em to rely on a rotten fence being sturdy and a nasty accident could happen. They don’t care. We have also contacted the groups senior management, who also ignore our requests for maintenance. Essentially what they seem to do is take the money from the estate developers, cut the grass 3 or 4 times a year and that’s about it. If any other maintenance is required, they seem to ignore that, probably until someone is seriously hurt and they end up in court. I wonder if the senior leaders understand that if someone is injured and they were aware of the problem (which they are) then they are guilty of negligence? Do they care? Or do they have the teenage child attitude of “it won’t happen to me”? Thankfully our council are assisting us on next steps. My advice is, if you are just setting out trying to get Greenbelt to fix problems on your estates green space, you will very likely be wasting your time if it was one of those agreements where the residents don’t pay a monthly charge. Their website, LinkedIn and “green flag awards” are all full of complete rubbish. They are wilfully negligent, they don’t care about the green spaces when it comes down to money, and won’t provide other solutions. For example, if they can’t afford to maintain the land, then give it to the residents or the council. Don’t hold onto it and think that the deal was to ignore people in perpetuity rather than maintain the land in perpetuity.
Useless and overcharge for doing very little. Administration charges are ridiculous and just keep going up
Contacted Greenbelt to advise that some hedging needed replacing at the cost of the developer as at the time of handover had died and Greenbelt removed the dead shrubs. Their response was that their Regional Operations Manager had inspected and found the hedge looked ok and he would apply a feed. A feed will not bring back a dead removed plant. Just the usual fobbing off. I expect they will come and inspect again at some point and report that some dead plants need replacing and send an extra bill. My advice is do not mixed up with these people. They make massive profits whilst homeowners are out of pocket.

A plot of land outside my house that's been maintained by me for two years free of charge, despite it being outside my boundary and no obligation of mine to maintain. When I asked for help from Greenbelt to get the land added to their maintenance schedule they inform me it's not their problem and it's all up to me, the resident, to find a way to get this added through the developers. The developers sent me email correspondence requesting the land to be added but Greenbelt claim they have received no such correspondence, despite Bellway having forwarded me a copy of the email. Greenbelt have done absolutely nothing to help me get this resolved other than inform me it's not their problem, and then send me yet another increased bill to pay all the while not lifting a finger to help me get this resolved. Get in touch with Bellway and get this sorted please, I'm sick of going round in circles with you, Bellway and the council. Someone take some ownership and initiative to get this resolved.
