NEW HOUSE BUYERS BEWARE!!!! 1 star is too good for GREENBELT When close to completing on our new home from Taylor Wimpey, the sales rep dropped in that there would be a small annual service charge for maintenance of the very small amenity area on the very small development. It would be £82 per year +vat. It would only go up in price inline with inflation. We naively thought this was reasonable and that it would keep the development looking good. There the HORROR story began. Little did we know that we like many thousands of others across the UK were being tied in via our deeds to such an unscrupulous management company called Greenbelt. Our bills have escalated significantly over the last 4 years, they seem to make up changes as they want, adding in snagging, site supervisor and management inspection changes etc. They contract to firms who spend minutes on site, sit in their vans eating their sarnies etc. To add insult to injury - they say we are due a 5 year review and they have realised they have miscalculated costs and want us to pay over £500 in addition to what we have already paid. We have had enough and are fighting back. Update re Greenbelt response - I have contacted Greenbelt in October by phone and email and more recently by letter. The person I spoke to initially in billing was not really interested and stated she would pass on my complaint. Our development tried to fight this before a few years ago and they agreed to revert back to the original charges as per deeds, but threatened that they would recoup the money back when the 5 year period was up. And this is what they are now doing. The numerous negative and quite damming reviews of this company speak volumes regardless of their robotic and insincere responses.
Anyone considering buying a property with greenbelt as the maintance company beware. Poor or if any work actually carried out that is on their itemised bills. Obseen charges for this so called work carried out. Very aggressive and pushy customer service with late payment charges. There is no cap on the amount they can charge and there's nothing you can do about anything. In hindsight I wouldn't have bought my property if I'd been properly informed about this situation.
My review was removed, I guess Greedbelt are spitting their dummy out with all the bad reviews? No smoke without fire I'm afraid. This company remains the worst company I have ever dealt with. Hugely inflated prices with no interest in actually providing the services they're paid for. I can't wait for their downfall, which will come sooner or later. Bye Greedbelt! Numourous households in our estate have complained about not only the ridiculous charges for simple tasks such as park inspection (of a tiny but poorly constructed play park) but also more importantly of a dog grid which children have to cross to enter the park. Over the years individuals have complained sending images of injuries sustained. Through frustration and massive efforts of individuals in the estate we are now at a point (after years of Greenbelt pleading ignorance) they have agreed to remove the dangerous dog grid and replace with a gate - having personally priced said item at approx £500 they want to charge each household £25 to cover the cost! Given that there are approx 140 houses that mounts to approx £4000???? I don’t know any other park that require this type of entrance which is clearly a health and safety issue! Awful company which seems to get a way with exploiting every estate it manages, and nobody seems to be able to get rid of them!
Stupid prices and horrendous customer service. No explanation given for price increase. 1 star is too much. AS CAN BE SEEN BELOW.... THEIR response is highly antagonistic and lacks any consideration t the unhappy customer.
Shocking company. Huge price rises year after year. Add debts to bills, debts that don't exist!! Someone really needs to step in here and i'm sure it won't be too long. 1 star too many believe me. *IN REFERENCE TO YOUR REPLY POSTED BELOW* I have contacted your 'Customer Care' department to discuss this year's ridiculous price hike and the alleged debt that our account allegedly carries. I explained to your advisor that I have last year's invoice and my bank statement showing that the amount requested by Greenbelt matched the amount paid EXACTLY. We are not in debt to Greenbelt. Your advisor was getting into a bit of a tizz trying to explain this away and subsequently hung up! 4 emails have also been ignored.
I have raised a number of questions about my bills with this company and have had no response at all. The company do not seem to want to communicate with me and are only interested in raising bills (massively) with no explanation to why. I do not see how this is legal in this day and age to be honest, if this were a gas, electricity or phone company I would have changed provider by now. Due to this I am giving this Greenbelt Group a 1 star rating. If you are thinking of using this company I would seriously advise doing some further investigations prior to making any decisions and end up in the same situation as myself (and it seems many others!). ---------- Update: 4 weeks and still no response to my billing questions. I think the billing department are all on holiday or have no idea how to respond? Or even both? Who knows... Update2: I am now seeing unauthorised direct debit's from this company, even though I asked for them to be removed over a month ago! It seems I am not the only person to have had this too.
About as much good as a chocolate fireguard. Almost non existent customer service where when you question items on a bill, you are presented with some eye raising explanations. Make sure if you are going to buy a new home that these are not managing the communal space, unless you love rising bills year after year. Seriously go buy elsewhere you will be thankful you did.
Greenbelt hike up prices every year with no justification, add ominous charges with no explanation and pile on late fees despite the account being in dispute. Apart from the occasional threatening letter, they refuse to explain anything or reply to any correspondence... Avoid these people if you can!! Further to greenbelt’s reply below- I have emailed their customer care address several times. I’m still waiting for a reply. And as for the telephone number, the people I have spoken to have been rude and even accused me of misspelling my own name 🤣
If I could give 0/5 I would. No accountability. No transparency of billing. Spurious bills, claiming for "debts", which are really their losses because they could not charge us the amount they said it costs to maintain their own land on our estate, as the fees were restricted by our deeds.
Very expensive, customer support never contacted me back about a number of queries about my bill. I'm unable to think of anything positive so far of this company. Rather sad really as they could easily turn around things by listening to their customers, communicating with them and making some changes. I doubt this will happen however as we've been asking for years.
unresponsive to needs and when you ask them simple thing like why is there exposed concrete in the children's play park they say its not that bad Green belts response below shows how they are out of touch with thier forced customers, like I haven’t tried to get them to fix it I have even had site meetings with your staff who were so matter of fact with my children’s safety. I have tried to contact them on the email address provided but they have blocked my email address so I cannot contact them via email. How is that customer service??
Rip off and an absolute waste of time. They should be prosecuted under the "trades description act". They are not fit to be left in charge of any landscaped area's and do only one thing well - leave behind a big mess and very dissatisfied customers. Please give us the right to choose our own contractors. As we pay the bills we should be covered under the "consumer rights laws" if not - why not?
This company has an extreme lack of Customer Service, and fails to resolve any issues brought forward to them in an acceptable manner..A lack of any maintenance to trees and shrubs planted by them is clearly evident.
If this company is on your TP1 document, before you buy your house.... walk away. Hundreds, if not thousands of very unhappy "customers" aren't wrong. I would also add that the number of reviews being reported by Greenbelt only go to highlight the fact that this company has a lot to hide - mainly the way they operate and threaten bailiffs and court action for disputed bills. Several potential homebuyers have walked away from the purchase based on this companies operation - if you're willing to give up the house of your dreams - what more needs to be said
Utter shambles. DO NOT buy a house that is supposed to be FREEHOLD that has burdens on the deeds for maintenance companies. I was told the Greenbelt annual maintenance would be around £40 a year. They have increased year on year and added spurious reasons such as some newly discovered shrub that needs thousands to be "managed". WALK AWAY from any house sale with this type of burden. I seriously doubt the validity of anybody praising this company on here, they must be either a stooge or they have a vested interest in the company. They ignore any communication attempts when you want full justification of costs. They are quick to do the old send the bailiffs round routine for late payments. Only when the bill is due do you see any kind of activity in the area from sub contractors a few weeks before. It's about time the government put a stop to all these type of management companies. Freehold no longer means the same anymore. It should be sold as "Fleecehold". Oh and when you try and sell your house you have to pay them for the honour of agreeing to the deeds! I was looking forward to being mortgage free with just the usual bills to pay each year but I expect by the time this happens the Greenbelt bill will be in the thousands!!! AVOID!!
There are no words to describe how appalling this company is. The open land that this company is meant to maintain has DECREASED the value of my home, please do not be fooled by anything you may read or hear that is postive about this company. If you have a Burden in your deeds which allows this company to maintain the open land near your home, you must pay them in perpetuity, even though its their own land. Check with your solicitor as regards to your deeds before purchasing a home,you need to be aware of possibly being tied to this company for the rest of your life.
Terrible company charge for site visits but dont cut anything apart from the main road grass sites which people see and leave other areas. They told my estate 'You can complain about us but not get rid of us!' at the first residents meeting. Charge us for their contractors doing damage to the estate!
What a disgrace of a company. They use contractors who do a poor job of looking after the land in question, the price they charge is scandalous for what they do, most if it is for so called management fees, site inspections, admin etc. There so called customer service is pretty much none existent, you (as a paying customer) ask them questions regards valid points and they simply do not respond. There bills are not at all transparent, in fact far from it, I cannot think of a good word to say about them. An appalling company to deal with, try to avoid them at all costs if you have any choice, unfortunately many people have no choice as its beyond your control.
Truly appalling service from a company that you are bound by house deeds to pay. They do nothing more than cut 3 very small patches of grass and hack back the bushes in these areas once a year, for which they get over £20k. We were charged an additional £2k for 70m railings to be given one, poorly painted, coat of Hammerite paint and over £3k to paint the metal parts of the play ground kit (leaving paint splashes all over the matting). The company that "painted" the playground kit supposedly quoted £4.5k to paint the railings! That's enough to actually buy replacement railings - daylight robbery. The other areas with trees and bushes that Greenbelt are supposed to maintain are completely overgrown and out of control, causing real problems for some house owners. All the other estates in my area have the same problems with Greenbelt. This company are truly awful value for money. Giving them 1 star is actually too much. I'd have more faith in one of the doorstep traders you're warned not to employ!
