We pay extortionate fees to ensure the woods opposite our house are maintained. We were promised walkways and trails and that litter would be removed regularly. Just as one example a child's bouncy seat has been in there for two years now. Not one person has ever been witnessed doing the labour or checks we are billed for. When contacted Greenbelt Group are generally abrupt and get you off the phone as quickly as possible. That is, when they respond at all. Overall a waste of time, money and stress.

Dreadful, awful, horrendous, terrible, frightening, menacing, unethical. The worst mistake I have ever made in my entire life is buying a house on an estate that this company allegedly maintains. I would urge any prospective house buyer to walk away from any estate where this company is involved. They are totally unregulated and do not deliver value for money. The next street gets all this done by the council within existing council tax payments. You can’t sack or replace them, their published method for trying to do so is engineered so that any attempt is doomed to failure, and any challenge to the billed amounts only results in them threatening legal action and adding extra fees. Although the late payment charges are illegal as GB are not a registered credit provider. No contract exists where late payment charges have been agreed and signed up to. They even charge a fee for approaching the supposed ombudsman. They are even ignoring a ruling by the land tribunal in Scotland and then gave out misinformation and propaganda about the ruling. They then begged people to keep paying when deeds were rectified to remove all clauses relating to them, thus ending any contractual obligation. Who regulates you Greenbelt? Property factors doesn’t apply to freehold owners. Why does an ombudsman complaint need a fee? It’s not a government ombudsman scheme and therefore can’t be fully impartial. You have also illegally retained the deposit, no contract exists since the ROS ruling and you refused to pay it back. Greenbelt have given their opinion below, but that’s all it is, their opinion and not necessarily fact.

This is a honest review by a genuine Greenbelt customer. The works carried out by Greenbelt employees are hastily and poorly executed if done at all. The Green space adjacent to our new build consists of badly planted shrubs, unfinished borders, out of control dog mess, overgrown weeds, deep muddy puddles along with every type of rubbish imaginable. I really do not think they care about their customers at all because if they did they would surely perform better

Debated about reviewing Greenbelt,but having just walked to the park found it flooded and unusable for the second time this year is beyond a joke.The fact that nothing else seems to flood around here makes me wonder about the quality or lack of drainage installed,more lack than anything.The grass can’t be called that as it is more moss and weeds than grass. The dog mess bins are overflowing and these are bizarrely places right next to the children’s play area.....well thought out that one. If this was a council run estate and maintained correctly would any of this happen? I and probably most people would think not. I don’t need contacting as this is an honest review and speaks for itself.

Rip off merchants. Bad service. Extortionate charges for shoddy cowboy work. Overflowing bins. Disgustingly rude customer service. The sooner we can rid our estate of these fraudsters the better. There should be a zero star rating for “companies” such as Greenbelt.

Daylight robbery from these cowboys. Charges keep going up, shocking customer service and seem to be above any challenge. Should be a zero rating or minus stars as it's nothing but hassle when dealing with greenbelt. That's if you can get in touch with them in the first place. Be warned!

Should not be allowed to given automatic unwanted business. I didn’t pay as the the place was still a building site when we moved in, yet still demanded payments. Was also told the council would adopt the land eventually, which never happened. Tricked into getting involved with this unreasonable rude company.

Uncapped annually maintenance charges, unregulated service and unwanted....Avoid buying a house with maintenance charges to a company called Greenbelt the wisest thing you will ever do!!

I would rate lower if possible. Consistently requesting funds from homeowners near the land they are responsible for, for little to no benefit. I don't know what this company does other than demand money and alienate it's clientele.

Our estate is supposedly looked after by this bunch. The playpark is a mud hole, as are most of the soakaways. The local council cuts the verges and litter picks but Greenbelts fee goes up year upon year. Disgraceful.

Good to see people power taking this mob on! I was a GB "customer" until recently and am now glad that I don't fund their so-called business model. It was only a matter of time before a company as rank-rotten as Greenbelt reaped what they sowed and now is the time. Their service was bad and their interaction with "customers" even worse. Planting is just a mish-mash and maintenance of shrubs should not involve butchering them back to nothing with petrol powered hedge trimmers. Now we don't hear anything from them and it's bliss. No more propaganda newsletters telling me how lucky I am that Greenbelt are managing THEIR open spaces. No more bills for shoddy work and demands for advance payment for work they have no intention of fulfilling. RESPONSE TO GREENBELT: Why bother getting in touch with you? In the past myself and other residents in menstrie contacted you and you spun them the same yarn you're spinning to other estates. Telling us about the inspections and how they come back with no issues raised. The photos on social media groups tell the real story. And yes I will continue to call your organisation rank rotten because you are. You have no regard for householders and this is why they have refused to pay you. Why should they pay for something they're not getting? Greenbelt continues to spin nonsense about satisfied customers and very few complaints. The reality is that people stopped complaining because you ignored the things they raised, so they gave up! You couldn't care less because you have your business written into their deeds, basically, you've given yourselves a license to print money in an industry that is unregulated and untouchable by the law unless a test case is raised then residents up and down the country are stuck with you. Fortunately, there are people prepared to take on bully-boy businesses like yours and some have won their cases.

Being a Greenbelt customer is one of the most stressful things I have been through. Having constantly tried to reason with them over their quality of service, I have been completely dismissed and even personally insulted in spite of providing clear, concise and undeniable evidence to support my claim. Buying a house with Taylor Wimpey felt amazing at the time.. Thanks to Greenbelt that feeling has turned to one of regret.

Poor service and a lot of money. They ‘maintain’ a small park and a few bushes in our area but every house hold (300+) paying in excess of £200 a year.. If you try to contact them there customer service is absolutely shocking. Need to bring out a 0 star option as 1 star is far to generous.

I’ve only given it 1 star because 0 stars is not an option. If you’re thinking of buying a newbuild and Greenbelt manage the land, DONT DO IT. A 30% increase from one bill to the next and there’s nothing we can do about it. I called and asked what my money is being spent on to require the increase. They dont have a clue. Surely they can’t get away with it. Where does it stop or will we soon be paying thousands for them to cut a tiny area of grass, because that’s all my estate has.
