I have asked GB to provide costs associated with the charges for supervisor and management inspections and so far have come up with nothing. It looks as though this is a made up figure and GB have no way of justifying the over inflated costs. Over £400 every month in supervisor visits, in yet the repair problems go unresolved. Seriously GB need to get their act together. I would suggest that any owner who pays for GB check to see if they are also getting charged and ask them to explain the charges. If there are enough numbers at some point they will be held accountable. So far I have had the Scottish Factoring Act quoted to me around 3 times now, over 1 bill. Rather than being forthcoming with their answers, GB hide behind the SFA, quoting we are under no obligation to provide these costs...main reason - they are unable and have no idea how the costs are calculated. Enough said in my opinion!

I live at Sockburn close, Hamilton Leicester, I have never ever in my 3 years of ownership seen anyone from greenbelt in the area doing any work that they claim to be doing as per their annual letter with their ever increasing charges. I even spoke to a member of the greenbelt group asking why should I have to pay for a service I don't even receive, the area I live in has started to look like trash with the Kepwick close round about fence broken and a bollard have fallen off for months now. And all I was told is that I am tied up with them because I have signed the deed upon purchase of the property and they do maintain the newer estates of Hamilton which is no where near where I live. They should be charging houses in the area they maintain, and not the area that they used to maintain, absolute rip off and disgusted!! Anyone living in Hamilton Leicester who is facing the same problem, we should all get in touch and sign a petition at the court against this company and claim that they should remove their charge from the properties in the estate they no longer maintain! Especially if now the roads have been adopted by the highways authority.

An absolute joke of a company with no transparency about what they charge you for. They can put up their bills s hey see fit and absolutely do NOT fulfil their obligations to do the work they say you do and charge you for. The customer care is awful, they simply don't care. It's all aboutoney, as much as possible for as little s possible. Don't ever buy a property that is linked to them you'll regret it.

worst company to deal with waiting 3 years to get problem sorted out don't call back tell you they are looking into it still sending out 2016 bill not paying it threatening me with court action ive got all the proof and photos waiting for court appearance don't let them bully you threats all the time but no action

Never, ever buy a property with a land owning model - you will be forced into a long-winded legal fight against them, and even though they lose multiple times the implication is you can never be rid of them, they cite every wriggle of the law and every grey area. Never, ever, ever buy such a property otherwise you become a serf. Their response is hilarious - We collectively spent thousands to get our deeds changed to be rid of this outfit. Worth every penny.

I've been having problems with greenbelt for a number of years now,I dont know how this company gets away with treating it's customers like some sort of cash cow? I wouldn't mind paying a reasonable bill if the work was done properly, and the so called monthly inspections being proved to being done? I for one have never seen MR PARK get out his pickup and check on any shrubbery etc? This is one charge that I personally would like to see evidence or proof of and the time spent in the estate, and also the date, I've personally seen him drive in and back out, and always wondered how he could check and decide what needs done in the time he spends in this estate? I've asked to meet with this elusive MR PARK but he wont meet with me, you would think greenbelt would be happy to meet with its customers and try and solve any queries, complaints etc,? No not greenbelt this company seems to thrive with annoying its customers. The so called customer care, should be renamed dont care? I'm 70 years old, and no decent company would treat someone of this age, like greenbelt has me, they are a horrible company to deal with. If I owned this company and seen some of the reviews, I would be mortified, so it just shows what they think of the customer? Money Rules At Greenbelt. I personally don't see anything wrong with the above, I'm 72years old this month Feb 2021, and we still don't see eye to eye,I wonder why.? I think the Directors at greenbelt should admit they have a customer care problem,and do something about it,all these people can't be wrong,can they? One star,tells it all. Not a good advert I'm afraid. But I don't suppose that will bother you lot to much.

This company is a complete sham. They are completely opaque with their pricing and refuse to provide me evidence that they have competitively sourced the ‘contractors’ who work on my development. They will not provide any quotes they have obtained to prove we are getting value for money. They charge ridiculous amounts for ‘inspections’ to which they will not allow me to observe or film them. They provided me with a disgusting email in a condescending tone saying effectively that it is an absurd request. To date I still don’t have any inspection reports for my development despite requesting them. If you have nothing to hide, why can’t I go on an inspection? An utter disgrace of a company. Update 10/6/19 in relation to Greenbelt’s woefully inadequate response. 1) You have made multiple unverified comments in relation to being ‘the best value in the UK’ I challenge this. How can you make such a statement and be so opaque with pricing and contracts. There is no way to determine whether we are getting value for money as you won’t share any tangible information to prove so. It is more a case of Greenbelt not willing to share this information due to the exorbitant mark up placed on each activity supposedly carried out on developments. I challenge Greenbelt to provide this information as a matter of transparency and for customers to determine whether they are getting value for money as opposed to Greenbelt just saying it. What information are you willing to share under GDPR to show we are getting value for money? 2) The reports are nothing short of a joke and provide little or no detail in terms of pictures (facts) as to what has been inspected. Please justify the price for these inspections. 3) I am a paying customer and want to see what I am getting for my money. To simply view an inspection to see what is carried out is not too much to ask. The fact that you guys won’t allow it just raises more questions. In addition, are you insinuating that I am going to harass or intimidate your staff? I am making a simple request to view some inspections nothing more. You have no right to suggest anything otherwise. Nothing has changed... still a sham of a company.

Shocked to see our 2nd year bill rise by £70! We were told that we would be paying an estimated fee of £250 by our builders, but this was totally false and we were mis sold this idea. We are now paying Greenbelt £320 a year, and that's over £30k if you add up all of the homes. And we only see people cutting the grass! Our playground is a mess and unfit for purpose! These companies should be banned! Why aren't the councils bothered to maintain shared land themselves.

Very, very poor service and staff have a superior and dismissive attitude to their customers. Quick to threaten ballifs when bill amount was queried. Care of our open spaces is not good and is below the standard that Greenbelt say they achieve - areas are not weeded, bins are not emptied and plants are not looked after. Our annual bill is always going up and the service is going down.

Feel like this is just robbery. Fail to see what they actually do and no proof that they actually do any supposed work. Every year the bill just goes up and no ability to challenge. Allowing them to charge with no way forward feels unlawful.

Again. This company should get zero stars. They have no actual customer service. Shy away from face to meeting requests. Say they’ve done work and bill you for it. Increase bills year in year with no explanation. Basically they are able to charge what they want with no contest. Cowboys is too nice a term to call them. Please shut them down! A response below from them. What a laugh. There is a Facebook page set up specifically asking about people’s dealings with this company. 99% negative. Saying no response. No customer service. Rude. No -responsive. Block emails. Funny how they only reply to a site where others can view reviews. Sorry, but I would rather have my 12yr old look after the estate than this lot. This is my opinion, backed with so many more. I am saying beware if these are your “factors”.

wasn’t even aware of this firm until a bill arrived. No mention by the property developer and worryingly non from the solicitor. Modern day extortion preying on families who are making their biggest investment in order to achieve stability then GB sneaks in from behind and takes what’s not theirs. The way they treat the same people is beyond acceptable

Review updated because Greenbelt reported it, as they seek to do on every review that offers details of the negative personal experience a customer has had. I have experienced telephone contact from Greenbelt staff which has resulted in me feeling like I have been verbally attacked just because I asked for clarification of the exact dates their contractors had visited my estate and what work had been completed. I have received poor customer service from both Greenbelt staff and do not believe that their contractors visit when they say they do. The property on the edge of our estate (opposite the open space that Greenbelt maintain) has CCTV and this has been reviewed on the dates Greenbelt claim to have visited to inspect our site - no sign of them on the footage unless they visited in the dark. In my opinion the Greenbelt staff who I spoke with were also unhappy that I questioned why at the time of me buying the house I had been told by the sales lady that the annual fee would be around £80, unfortunately this has now risen to over £250 annually and is due to continue rising as it is an uncapped charge to the homeowner. If you are thinking of buying a home on a freehold estate please do your research, ask for a written breakdown of costs you will be required to pay to Greenbelt and if you’re not happy don’t buy it. We weren't told the truth by our developer and have no proof of verbal conversations and assurances we had. I was never given a pre purchase information pack about Greenbelt. Greenbelt try and bill you for work prior to the estates being completed by the developer. My opinion which I am quite entitled to have is that Freehold is the new PPI scandal waiting to be found out! I note that Greenbelt dispute that their business is anything like the PPI scandal however I’m pretty sure the big banks also refuted the suggestion of any wrong doing before they ended up paying back billions to customers they ripped off, just a thought!

The fees on our flat have increased by over 100% since we bought it 6 years ago. The demands keep coming. Greenbelt are responsible for maintaining a grassed area around the block. At the edges there are established tress (which were here when I was a child). Every year the bill increases and they send additional bills for supposed emergency work. This is an absolute rip-off and scam arrangement between the developers (then Ben Baily - now Avant Homes) and Greenbelt. They have been taken to court in Scotland and the walls are closing in. Disgusting scammers lining their own pockets.

No transparency. No accountability. No response to concerns. They send out same information to very estate from what I see, even if their “services” don’t apply to your estate. When questioned they aren’t able to provide proper breakdowns of time or any rationale behind what they do. They cite health and safety and regulations and agreements, but when asked about these fail to provide any further information regarding this. If this is their rationale behind what they are doing and it is watertight proof of the integrity of their ‘services’ you’d think they would be more than happy to share. I witnessed their contractors entering our estate one morning at 9.03am they left at 9.10am. Exactly 7 minutes later. For this nonsense and lack of work we are collectively charged a huge sum. One resident approached the contractors and told them how much Greenbelt are charging for what they do. The contractors were shocked. Also Greenbelt charge a huge amount for ‘administration’ not sure what this entails and am unlikely ever to find out as they are deliberately vague about everything else they do.

This company thinks they can take money and do no work. There fees are also sky rocketing with there standards slipping. Something needs to be done about this company. Thanks for your below reply to my above truthful review. Could you let me know what Local Authority you mean so I can make a direct complain to them. You now demand just under £20,000 from my street to maintain just a few small patches of land and as I said above you dont do any work for it. Just look at how bad your reviews are. I have no idea where you get your figures from. I had a qoute from a respectable company to do the work thats your meant to do. That came in under £3,000 per year so you are clearly just ripping people off even if you done the work you say you do. I sent you a email advising you I had problems with nothing getting done. You answered saying I was wrong. I then sent you photographic proff of the mess the area was in thats your meant to maintained every few weeks. I have sent five futher emails that I have not had one reply for. Its been said on the forums that if you don't want to answer complaints you just block customers that make them. You are however happy to send out deliberately threatening letters demanding money or you will take me to court. Big surprise that this never happened as you know your in the wrong. You just use the tactics to try force money out of people even though you do nothing for it. The prices you have been charging my street have went up buy over 40% and your saying prices are not rocketing. Day light robbery. More and more people are asking if you have anything to do with there new home before they buy it as your such a bad company. Your going to damage the housing market. All your land should be handed back to the local councels so they can do a proper job
