Absolute scandal - I am forced to pay for maintenance of a site that hasn't yet been handed over by the builder. We have no road surfaces, no street lighting, no access to open public spaces and have never received any documentation of exactly what work has been carried out. Not quite true - we have a very vague list of things that they claim have been done but I don't know exactly what these mean or where they have been carried out because as I said, there are no spaces maintained at the moment. Everyone on the estate is in agreement, some bravely refusing to pay until they have answers. What am I paying for? What is everyone on this estate paying for? Add into the mix that we all get charged different prices for living in the same place with no explanation of why this is. We know this because we have a residents forum on which we all stay very closely in touch. What a joke, what a scandal - this must be stopped.

My experiences in my review are not comparisons but genuine testimonial given neither the builder, FA or solicitor explained their presence during the move. I also feel my rights have been impeded by them censoring my review.

Have literally seen the contractors drive round the block and then off the estate without doing a thing! We are bound by covenants in our deeds to pay for this to happen and have no say in the matter. The price goes up without warning and for no reason. They charge you for monthly routine maintenance visits and then again for a monthly supervisor visit on top. Then there is a snagging visit to pay for. . . They're clearly raking it in (!!!!)...... .. Not sure who they send to do the inspection, but I would suggest that they need to perhaps re train . Apart from a hand full of mown lawns, I am yet to see any actual maintenance being performed so I am not sure where the money is being spent

Charge whatever they like. Buy land that you have to pay for to maintain. Poor service: charge for litter picking but just lawn mow over it. Can't sell your house if you withhold payment. Don't offer good value.

Do not buy a house on a private development, you will be forced to hand over money to these people forever, with no way out. Charges go up every year, while the standard of maintenance gets worse. In return for our annual payment, we get a play park that isn't fit for use, with tired and worn out play equipment, and a safety surface that is peeling away at the edges, leaving exposed concrete. The woodland areas are overgrown and full of litter. On a positive note, the grass does get cut about once a year.

I would have given a zero rating if given the choice. If you are buying a freehold house on an estate with a ‘burden’ on the deeds for Greenbelt maintenance, DONT DO IT ! Find a freehold house somewhere else. I have been paying Greenbelt a ‘service charge’ every year to cut the grass on land that they own, land I dont use, land I cant see, its akin to me mowing my lawn and then charging Fred down the road for the privilege. The service they provide is inadequate and overpriced, they even charged extra (on 299 houses) for removing a fridge someone had dumped. Another issue is the hold they have over you, if you hold payment for the bad service provided, not only are you threatened with court action but as a neighbour informed me he couldnt proceed with a sale because Greenbelt had refused ‘permission’ for the sale to go ahead until his arrears were paid. I also had to pay a fee to Greenbelt just to remortgage. This all seems totally unfair for a freehold property and had I known the extent of Greenbelts influence on the deeds then I would not have bought in the first instance.

I've seen gardeners undertaking work on the tiny piece of landscaping opposite my home on only one occasion in the two years since I purchased my property - yet I'm being charged £163.65 per year for the privilege!! I think I might just refuse to pay.......

Cost of maintenance is far overpriced for the small amount of land actually being looked after. On our estate we are paying £120 per household a year for a small green area around the estate. Then the main grassed area that children play on is then having to be cut by locals. The increase in maintenance payments increases at a tremendous rate year on year and there is absolutely nothing homeowners can do about it! This was not made clear when purchasing my house and I do not understand how one company can be the sole land manager and why homeowners can not change that provider if dissatisfied. Greenbelt send out false advertisements of green areas they look after that look nothing like the area near my house that they look after. They appear to send local contractors to manage the area then place on the bill that it has cost them thousands for someone from greenbelt to 'assess' the area before basically cutting the grass. The maintenance bill that they send is frankly a fabricated joke. The government need to do something about this as like a lady had correctly already stated they have the monopoly. We are stuck, despite not wanting them as a company to manage our land but they can just do as they wish, charge what they like and do very little for it. New homeowners definitely need to be aware of this!

This company are awful. They have a monopoly on estates throughout the country and residents have no choice in who to employ to do the work. This policy by builders to sell off land to maintenance companies needs to be addressed by the Govt. Shambles of a company we are bound to their ever rising charges for appalling service. You have no choice in who maintains this land as they have written a burden into your title deeds. In my experience only ever show up couple of weeks prior to the next demand letter being sent out. They purchase all the leftover areas of your estate & then charge you to maintain their land! When ask for breakdown of cost, receive the standard fob off. If you calculate the number of houses with in the estate & the amount paid, the cost is horrendous. The bill is full of charges for supervisor visits & inspections. The service is appalling; weeds have grown as high as the 6ft fence. This land is accessible to general public, but you pay to maintain their land. Avoid at all cost. This company will devalue your property. Government need to step in to stop this exploitation.

This company purports to be the best yet when you have a query no one answers you, no one is willing to come to a meeting and even though they are working for us they are unwilling to provide us with copies of quotes for work to be carried out. The one thing they are good at is identifying 'additional/specialist' works and adding them to the annual charge

3 years with our new house and the costs have gone from £42 to £87 annually, I'd cut the grass myself on the tiny pieces of land, but for this company to be raking in nearly £8000 a year for the 90 properties is absolutely absurd, this is truly daylight robbery and and maybe even fraud surely. Define routing maintenance at £200 x 12, £83 x 12 for a supervisor to look at 2 tiny pieces of land once a month. I haven't even seen a Greenbelt vehicle, if I see one, I'll be logging the time on site and requesting to see what these "Supervisors" actually report back. The Government and local councils need to look into this, as from what I have been reading in various places is that are "maintained" have even more horrendous bills. Steer Clear, if you can

I've dealt with some awful companies in my time but greenbelt are in another league. They are currently billing houses different amounts on our estate - seemingly on the basis of whether they have complained about being overcharged or not. They tried to bill our entire estate more than they should be. They included a new annual contingency charge in the bill that was not part of the contract. I complained and successfully overturned this. They refused to roll this out to the estate on the basis that they had only looked at my contract and not everyone's. Other people have complained and have not had the overcharging removed. I have emailed the Chief Executive to ask his view and they haven't bothered to respond yet. UPDATE — to clarify the comments from greenbelt. I am not suggesting it is fraudulent to charge customers in line with an agreed contract. I am asking the question — how can is be legal to charge customers different amounts despite having the same contract? To be clear - this is a question to which there might be an answer; not an accusation of wrong doing.

Lack of responsibility, focus and customer service. A shocking company that takes people's money and provides little service for. It seems Greenbelt are continuing to be handed new build estates and charging increasing costs yearly across the country.

Terribly run company, unresponsive and very unhelpful. We were in dispute with them over the safety of the toddler playpark. The concrete was exposed around every item installed, on one in particular the metal fixing which could have caused nasty injury. All we were asking for was for it to be refilled with bark on a regular basis to ensure our children had a safe environment to play in. Not too much to ask surely? After months of badgering them, sending them photos, a 'representative' came out and still could see nothing wrong and just passed the blame on to the developer for installing it incorrectly. All we wanted was some bark! They have also never maintained the hedgerow adjacent to our house in around 5 years, it is now out of control. Also rubbish stuck in there from when we moved in 9 years ago. Numerous fences around the estate needing repaired with the debris just left lying around. Don't buy a new build if this outfit are the factors! In response to your reply Greenbelt: It wasn't taken seriously in this instance or acted upon swiftly. This took months and months of constantly hounding your company, from various residents, and still it was not dealt with in a timely fashion.

A very poorly run land management company that have no respect for their customers, this is demonstrated in their recent spate of replies to the reviews on here, many of which are obvious copy and paste responses and not actual responses to the issues raised in each of the reviews. We have also seen a huge increase in our annual bills, not in line with what is stated on our deeds, we have asked on numerous occasions for a break down of what we are actually being billed for and have had no responses or have been fobbed off with another copy of the bill. We are also being penalised this year for Greenbelt's losses in previous years with an annual bill of £545 instead of £108.

modern day robbery! You get saddled with this crowd not by choice then they carry out work ( when they feel like) not to a good standard and increase cost exponentially year over year!! When you try and speak to them you get rude or patronising responses!!

We were made to sign up to Greenbelt to manage the area around our property when we first bought the house from Taylor Whimpy. This wasn't too much of a concern at the time as the cost was around £80 so it was affordable and fine for the services that would be provided (trimming a hedge and cutting a small patch of grass). However the bill went up two years later and now, 5 years later, we are being charged over £500 for this service. There seems to be no way out of the contract we have with this company and we are helpless and made to simply accept this price increase. I would not have bought the property had I knew it would cost me over £50 per month to trim a hedge! ****edit*** Regarding your reply, I have indeed contacted you and found the customer services advisor on the telephone rather unhelpful as so could not offer any advice or in fact tell me what the charges were for. I have also emailed your company and am STILL to receive a reply, even though it states on your policy ' The Managing Director will confirm his decision in writing within 10 working days of receipt, either giving a full reply or advising the homeowner that additional time will be required and stating a date by which he will respond'. Shocking to see you are not actually sticking to your own policy!!!

An absolutely horrendous company that does not carry out the work it is supposed to and overcharges for simple and small amount of ground maintenance. When we bought our properties we were told that the maintenance charge was £85 a year for a small amount of work needed....roll on 4 years and we recently got a bill for £545 per household(22 plots). My advise is if Greenbelt group are mentioned in your proposed deeds then avoid like the plague.
