FAQs
Given no choice about this maintenance company to buy our house. No option to change, no option to put land back to the council, no choice for price increases or supplementry charges. Average ground maintenance. Recent guy spent half his time on his phone or smoking. Poor or standard prewritten follow up on issues. We seem to have it better than others which shows how much one star means!
I have given 1 star because I had to but it would be a 0!! They have tried and tried to charge us while our estate is still being built and owned by TW. The bills are rising and they keep sending out letters. They over charge for work they do not complete or maintain. Photo evidence is there to back that they don’t maintain the land. They are a cowboy scheme!! Scotland have faught and got out of it so why should the rest of the country be any different??! They refuse to show evidence to justify there bills. Horrible company who try to pick on people !!! Don’t pay these people a penny !!
Had to give one star as it was not possible to leave none. Greenbelt charge maintenance money to maintain bits of land around a new build estate. Trouble is the work is poor and the charges excessive. They start low then proceed to raise the cost every year and charge you in advance for fictional work and visits that have not yet happened. If you don’t pay they send out letters which really are not worth the paper they are written on and have no legal standing either. Residents do not have a written contract with these people, commercial or otherwise. These charges are uncapped too. There are on going court cases against Greenbelt about their methods. There has been a successful case in Scotland so far. It’s a case of a bunch of people organising contractors to do grass cutting etc and adding on charges to make money from doing not much. It’s a bit like the PPI scam. Hopefully the outcome of the UK court cases against them will get rid of them and put them in their place.
Had I known that we would be subject to so called service by this shoddy work shy bullying company I never would have bought my house. The work is appalling and customer service don’t care. We pay for a site inspection after each visit - which tells me that the inspector is as lazy and work shy as the worker. There has been netting on a path for over four years. It is potentially a trip hazard and yet it hasn’t been rectified. We have been subject to ridiculous charges for maintenance which was not greenbelts to maintain yet they cannot adequately maintain the area for which they charge. My bill will remain in disputed until I am billed in line with my title deeds - check these and your landscape plan. Because of their harassment I have made a formal police complaint. If you haven’t signed the deal for your new house yet do yourself a favour and research who will maintain your communal areas. If it’s this company back out!
Left message but Greenbelt did not return call so I could not report problem Not acceptable!
As expressed by so many, no transparency over work done or billing. I have resided on one of their estates for over 12 years and costs have risen every year. I have watched many times their grass cutting teams take about 20 minutes to cut the small areas that they own, but we have the privilege of paying them to cut. Never seen a play park inspection, EVER, but we pay a high price for this service. The whole industry and secret deals and 3rd party contractors connected to individuals with GB is just a disgrace. It’s a pity FOI only applies to government organisations as this lot would be found out. Like others, 1 star is 1 too many. Update following GB response. Perhaps if you read it properly instead of trying to be sarcastic and misleading. I never said the gardeners did play park inspections, why would they? I said no one did because in 13 years I have never seen one nor any my neighbours. As for contractors my comment was that they are not 3rd party they are all linked to your company and directors. So the cycle of feeding your trough exists. A rip off company with no transparency.
Our experience is sadly all too similar to so many that came before. A lack of transparency, no willingness to evidence any of the work listed as having been performed on the invoice and very little physical evidence of any actual work performed. A sad indictment of corporate ethics in the construction industry. One star is, as so many have said, too positive.
Terrible service, not interested in making your neighborhood and community a pleasant place to live within, only interested in money and to perform as little maintenance they can get away with. ~50% of raised income is lost in admin / profit Never able to show quarterly estate audits, when repeatably asked for, which implies they never take place. Always blames the local contractors, which is unfair as they select them and monitor them. All their role should be is to manage maintenance, collect fees and work closely within each community to ensure a good days pay for a good days work. This company isnt transparent and bullies it's customers with strongly worded worst case scenario statements for payments that have been known to be inaccurate at best. They rely on busy middle class people not having time to complain, this is a service company at its worse. They impact families all throughout the UK not just the odd local estate, please take time to read the similar themes within trustpilot and a wider reach by searching in Google. The complaints against them arent just by the one or two disgruntled customers. The press is starting to pick up on the poor level of maintenance and the elevated prises. All the issues noted have been occuring for 10 years and should be easy for a company to rectify and be transparent. A simple local management plan for each estate that is agreed to, published, adhered to and discussed with the community would be a great start but there is no motivation to do so with the current leadership and so nothing is going to change any time soon. Which is a missed opportunity as it could be a great company. It's a shame seeing the company started from a local government service with people and community as it's founding principles. It's also interesting that rather than improving upon the poor comments and less than one 🌟 rating in trustpilot they try and fight them to get them removed. They need to stop, think and take a look at what they do from a customer's point of view from root to branch. They start and finish from a "we know best" little person patronising point of view. You can't rewrite history but you can improve the future. Treat your customers with respect Greenbelt and they will respect you back. This is the whole point of general public reviews. Poor service, high fees increasing above the terms of reference, unwilling to improve, hides behind flakey legal standpoints and isn't on your side to maintain the surroundings you live within.
Charges are unclear and not backed up with any paperwork. Requested invoices to validate and I'm still waiting 5 months later. Always claim a monthly site visit, never seen anyone carrying out any visits. Greedy company who charge ridiculous amounts of money to cut grass and that's all they do as they claim everything else is not their responsibility.
What a bunch of robbers. Every house in my estate pays a ridicules amount of money every year to have a tiny piece of grass cut badly. I have questioned them about the work done and the cost and basically told just to pay it as that is what I agreed to when I bought the house. Avoid them if you can.
greenbelt have a licence to get money from hard working families for doing very little all our so called tennants space is a public right of way meaning anyone can use it and they do to dump their rubbish then greenbelt charge way over the top to remove said rubbish e.g £500 to remove a sofa something our council charges circa £20 to do , and also site insepection fees (its a piece of grass with half dozen shrubs ) . in the region of £600 per visit this being 3 or 4 times a yr .. daylight robbery comes to mind you have been warned
I have owned my own home on a estate for about 10 years now which also consists of houses surrounding the estate that are owned by the local authority. The homeowners, which is well over 100 have written into their Title Deeds that they are to pay this company in 'all time coming' to maintain open spaces throughout the estate. The burden in my Title deeds offers no residents association and has no such association in place. If i wish to dispute costs, charges etc then my burden states I must gain the permission of the 'majority' of the other homeowners on the estate in order to challenge these costs and have an independent expert make a decision regarding the dispute, all at a cost to me and the the majority of the homeowners. So in short if I want to dispute these costs, charges etc I must try and get in touch with over 100 homeowners, some of which maybe in the process of selling, some of which are renting out their homes meaning tenants are living in these houses and some houses that are even sitting empty. Realistically, my chances of being able to dispute costs etc are limited. If you are thinking of buying a new home which includes these maintenance fees to be paid 'in all time coming' to Greenbelt then please do not be fooled that there is a Residents Assocition to support you when disputing fees.I would advise that you check if one is already set up otherwise you will end up like me with nowhere to turn, Greenbelt may advise you speak to them directly. however their customer service is possibly the worst I have ever experienced and only repond to you with another bill.
Terrible company. Over inflated charges. Using contractors that are very ominous. Charging for work not done. £625 to remove a fly tipped sofa & fridge? Woodland inspections on a bill for woodland that doesn’t exist. Unscrupulous and exploitive of residential owners. Look at the directors of this company they have their fingers in the house building pies. Build houses, sell houses. Sell the land they can’t build on to a company they own and then charge the residents an ever rising annual fee per house to maintain a rubbish piece of land that has nothing to do with the residents. One day this will be like PPI they will have to refund for mis-selling
Don't buy new build with this outfit mentioned in your deeds. I've found them unpleasant to deal with and there's no protection for the homeowner.
3 years ago I bought a house on a new development to be managed by Greenbelt when complete. As other reviewers, I was concerned about the service charge for the common areas in our covenants. However it is all clearly laid down and because residents are charged but do not have a contract with Greenbelt personally, I started a Resident's Association to liaise with Greenbelt over issues that will arise. Greenbelt's representatives have always been helpful and replied immediately to correspondence. They have attended our Resident's Association meetings to explain how their maintenance of the areas is carried out and what contractor is used. All questions were answered from the floor. Over the last year the grounds have been adequately maintained and "teething" problems addressed. Although it is early days I have had no problem with Greenbelt and found their representatives ready to listen and have always been helpful.
Green belt what can I say basically they rip you off with over inflated prices year on year. Changed us £468 for a piece of plastic that replaced a snail eye. Only to find out it’s actually £36 and £22 for P&P from Germany. Do not trust them do not back down from them.
This company manages the grounds where I live. Its been 4 months since my neighbour and I have been in contact with them to fix some broken fence and to look at getting an over grown tree reshaped! Now they don't even reply to my emails! Why are Greenbelt Group so bloody crap at there job! This company is a joke. The director @greenbeltgroup Alex Middleton should be ashamed of his company. Rip off Britton TV series will be featuring them very soon!
I have amended this review to ensure it is now factual. We (the family) are now paying for the poor maintenance of play areas which after 6 years are now looking very shabby (worn areas - several floor patterns, such as hopscotch now completely gone, grass growing through rubber safety mats, sand in pits that's now non-existent, etc...), yet nothing is done to rectify this (please note that Greenbelt will respond with 'this should be reported by residents', but Greenbelts invoice clearly states regular play area inspections) - with the amount of money we pay we shouldn't have to report the problems, we pay to have it inspected and rectified. We each pay £240 a year for this service. Now a smaller new estate has been built next to us and the residents do not have a play area. The residents on this estate are nearer to our play area than more than half or our estate. They use it, damage and wear it out and GB bill us and not them (obviously this isn't Greenbelts fault, but they have no sympathy with this scandalous estate rent charge that is levied in the property deeds, if they had, their company wouldn't participate in this practise, but unfortunately they have shareholders to satisfy!) - this report is completely factual and is free of supposition and slander.
This company is nothing but a bunch of robbing cowboys who ride roughshod over homeowners who are usually signed over to them without any say. Legalised extortion and hopefully the test case against them in England will succeed.
They are worse than bad a bunch of amateurs who no nothing about maintenance but charge professional prices and who like to threaten you with bully boy tack ticks and court action definitely the worst company that I have ever come across and would advise anybody thinking about buying a house that has Greenbelt as a maintenance company to think very carefully before purchasing I certainly wouldn't buy again as its a total rip off
