Would rate zero if I could. Absolute robbing scum. They don't issue out any paperwork until its too late, then they blame your solicitors for not telling you when it's Greenbelt asking for the money from you. There staff are extremely rude on the phone, one man insulted me by asking "Why didn't I read my title deeds properly?" How dare he. I also hear that they keep information from their customers because they know that if they ever told their customers the truth they would be out of business.

Our entire estate is disgusted at this bogus organisation. We have won a dispute claim against them and yet they still pursue us for extortionate amounts of money in order to "safeguard the newt pond". The latest laughable claim added to the bill is £1500 for removing fish which apparently eat the newts. That isn't even the funny part, the funny part is that we have been charged for fish removal previously! So this begs the question, where are the fish coming from in a pond? Either the fish weren't cleared out last time (why are we being billed again?), the fish are magically appearing in the pond or, dare I say, someone from Greenbelt is possibly putting fish into the pond? Wouldn't put it past them. They already claim for inspections so stealthy that they manage to avoid being seen by anybody on the estate and maintenance so carefully planned that the residents don't notice any change to the overgrown mess that is the newt pond and the surrounding "recreational area" that is permanently locked to residents. By all accounts the residents are paying £150 per year each for Greenbelt to sit in their offices dreaming up new things to charge their portfolio of unsuspecting 'customers' for.

One of the open space green areas near my house had been damaged. I spoke with Greenbelt who advised they would incorporate repairs and replacement plants into their planting schedule. This they have kindly done, and to a very good standard. I am pleased with both the service and communications from Greenbelt. Thank you.

On signing for your house you are told glorious things about Greenbelts service-promises of “all inclusive” service are given and annual management charges won’t increase by more than 1 or 2% a year. 10yrs on we have gone from £11.75 per month to £28.69per month. Extras seems to be added to every bill which we were initially told would be included. And to top it off they don’t cut the whole of estates open areas now or the area around my actual property because they say it’s not coloured in green in my deeds. So our street has to cut our own open area grass! We would not recommend buying a property tied to Greenbelt. This statement is accurate and true and evidence of being a customer of Greenbelt can be provided should it be required.

Simply awful, extortionate and a complete waste of time. Fictional inspections. Fictional maintenance Licence to print money. Admin charges of £25/£30 for what exactly. I live on a small estate which is supposedly managed by these cowboys and I’m billed for inspections that are not carried out, then another inspection a few days later, god only knows why we’d need two fictional inspections within a couple of days. I tallied the annual bill of works and there was an additional £2500 on top without any explanation. I wonder if this could be raised with our respective MP’s for their consideration? Richard

Rate GB no stars if possible. First rated them back in 2017, and since then we have received threats of debt recovery (even though we have stated that we are in dispute, so technically this threat was not permitted), ridiculous ever-increasing bills, changes to their "practices" (no consultation, therefore not in line with any formal agreement we may have with them), no responses to emails/letters, especially within their stated time frame (again this is the opposite of what their "practices/methodology" state). Their responses when given are typically scripted, or if really "lucky"?? you can speak to someone who will tell you that you are a liar and that you will do as you are told to do and pay what GB demand, when they demand it. (This has happened to a number of residents, not just me). Should anyone have any intention of buying a home linked to a maintenance company, don't be misled and think seriously how this will affect your time in the property and how it could have a negative effect on your health.

Please avoid buying any new builds that have Green Belt maintaining the grounds surrounding the house as the reasonable rates will continue to rise above the rate of inflation. Ours have more than tripled in the five years that we have lived here in Leeds. Look at the star rating and make your own mind up. I personally am amazed at the fact that GB in my opinion appears to be to be placing fake 5* reviews on here in an attempt to counteract the poor rating from real consumers. Surely this must trigger some type of alert when a company only gets 1 and 5*s with none in the middle ground.In my opinion that probably serves to give you a better insight into what Green Belt truly are as a company. Please look at my previous review when GB does not address the points that I have raised. I’m sure GB will write a response to what I have said and do the same again. Please note GB- I really don’t think it helps your cause. Accept the feedback and change your practice. Reply to GB’s comment “ Thank you for your review. We do not appear to have to have any direct contact from you through our Customer Care channel. ” We spoke about our concerns directly to one of your representatives face to face as a group. I am a paying GB customer and you should have access to my contact details through my name and Trust Pilot additionally who have asked for my contact to confirm that I have a genuine experience if you wish to discuss further though I’m not holding my breath on that one...

Unfortunately I can’t score this disgrace of a company any lower than one star. I am in the unfortunate situation that my estate is maintained by this company. There is no way out from them. You are held to ransom. Home owners are required to pay Greenbelt to maintain their own land, or as it is called, open space space in your development. There is no balance and checks and if you dispute your bill and or ask to be notified of all the alleged visits to your site they simple will not engage with you. It beggars belief companies like this exist and are able to charge what they like without recourse to home owners. My advice, if you are buying a house on a development that is going to be run by this company or in fact any other similar company avoid at all costs, unless you can by some miracle have them taken out of the equation in buying your home all together. You have been warned.

I live on an estate where we pay a reasonable amount for Greenbelt to manage areas of land outside of the management company throughout the year. TBH I have found then very reasonable and very professional. Excellent customer service, particularly their Customer liaison Manager and the Site Manager. Moreover they respond extremely quickly to any issues that i have presented to them and have provided responses over and above that I expected. I am very pleased to live on an estate where Greenbelt provide great maintenance and customer support. The estate is looked after extremely well and looks great throughout the year. Thankyou very much Greenbelt, Nick and Fred. Keep up the great work.

Terrible, dreadful company, please everyone avoid at all costs. Queries remain unanswered and unexplained. Parliament and action fraud need to look very closely into this company as it is used as a licence to print money. I do believe this has already started to happen and couldn't be soon enough. I question any review over 1 star, in fact zero stars should be available. As for charging people for hours worked during lockdown, surely this is also not legal.

I am one of the poor unfortunates who lives in a property that has Greenbelt written into the freehold documents. We along with the other residents pay £600 a year to have a very small piece of grassland managed, totalling £7,500 in 2020. Each year the cost increases by 20% despite very little work taking place, we are billed for work 12 months in advance with no option to pay in instalments. Myself and my neighbours have emailed and written to greenbelt asking for invoices and proof of work, none were ever produced. Please avoid buying a property if Greenbelt are in any way involved, it will cost you thousands for little benefit.

Complete criminals. How this is legal in this day and age is unbelievable. We are one house out of over one hundred who pay £45 a month to this cowboy outfit. On top of this we normally receive a couple of extra costs to pay for extra work throughout the year. When you look at the breakdown of the bill it is a complete joke. I know of people who are falling ill due to the stress caused by this company and how they work. We are completely tied in to them via our deeds and there seems no way out at the moment. I'd never buy a house linked to these ever again.

The worst company I have ever dealt with, incorrect billing, they agreed to correct one issue on the next bill but ignored the main issue. Failed to correct the issue they admitted was a mistake. Now don’t even reply!

We get great service from Greenbelt and are more than happy with their main local representative who is both extremely knowledgable and helpful! The local team they use are hard working and get the job done - we're lucky to have them managing our estate and wild areas.

Very Happy with the service they've been providing, The playground is always in tip top condition and the guys that come to look after our green spaces are always friendly. When we've had problems arise we've phoned the customer service line and its dealt with efficiently. Keep up the good work green belt

Greenbelt charge the earth when you sell up and get out of their clutches. I paid up to the date I left the estate and then had to pay £240 to get them removed from my deeds, which consisted of a one page letter by their legal team to my solicitor. A few months later they chased me with a demand for payment for a period after I had gone (plus a charge of £21.00 for late payment), took ages for them to get it corrected. You can get them removed but it needs a simple majority of the households on the estate to agree and then set up your own company to look after the grass, trees fences etc which could be contracted out at half the cost of Greenbelt.

Greenbelt totally ignore every email I send them (I get an automated response to each one saying they will get back to me within 20 working days) yet they fail to respond. This has been going on for well over 5 years now. They also continue to attempt to charge for maintenance for areas that are outside of the clearly defined areas on my deeds (which is a legal document) instead they try to bill for areas that is on some plan they send out which in the small print on it states it does not form any part of a contract or warranty. Coupled with the ‘statement of services’ they also continue to try to thrust upon you, these are also not part of any contract. If Greenbelt spent more time responding to emails than they do contesting reviews on here then perhaps they might not have so many negative reviews. Message for Greenbelt, please do not respond on here asking me to contact you as I do every time I get a bill but you ignore my emails.Try responding to emails that people send you! Also it’s a simple thing to adhere to the legal document which is my deeds, why do you continue to be ignorant of this?? UPDATE. So Greenbelt have responded to my post, but as everyone can see they have totally ignored what I have said (proves their ignorance), as it states on the ‘plan’ that Greenbelt send out that it ‘does not form any part of contract or warranty’, neither does it correspond with the map in my deeds which clearly shows the ‘amenity area as it’s “edged green in the map” However my deeds (WHICH IS A LEGAL DOCUMENT) does form part of a contract not the Written Statement Services or map. And finally..... why do you ask for me to contact your customer care when as previously mentioned....YOU DO NOT REPLY!!
