Have nothing positive to say about this company. They charge excessive fees and provide no proof of services that have supposedly been provided. After each maintenance visit there is also a supervisor visit listed, after asking multiple times I haven't been provided a breakdown of works done or any reports from the supervisor visits. The company have you over a barrel, if you don't pay they ensure you're unable to sell your house. The whole this is an exercise in profit rather than providing any sort of acceptable service. The fact they don't have a Facebook page should set off alarm bells about their lack of customer service and bad business practices.
We are about to complete on the purchase of a house on an estate where the grounds are maintained by Greenbelt. At the last minute we have been informed that there is a £195 admin fee payable to Greenbelt on top of the annual charge... the admin fee is more than the annual charge! This seems a criminal amount to charge for an admin fee. They are taking advantage! Edit to reply: Thank you for your reply. The conveyancing charge is still over the top for how simple a process it is. You say you are the most competitive with pricing but that is just not true. We are moving from an estate that is managed by another company and the charges are much lower than yours and their conveyancing fee is also lower. They also seem to be invested in the local area and are part of schemes to encourage nature and give complementary seeds to residents etc and even planted spring bulbs in the public spaces free of charge - not on the annual statements. Perhaps you should try to be more competitive then your reviews might improve.
If you can avoid doing business with this company please do! We bought an apartment several years ago with no greenery around it and have been charged £85 per year for absolutely nothing. We have recently sold the apartment and needed a certificate of completion for the purchaser. We were told there would be a charge of £63 for an admin fee. How can you justify this for producing a piece of paper in 2020. We were also told there would be no charge for three months because of the lockdown during the spring. Unfortunately that was not reflected in the yearly bill. Awful company! Not a very satisfacotry response. We still has to pay the full amount this year, for doing absolutely nothing. Exorbitant fee for minimal work. Also £63 administration fee for a standard document.
The legal arrangements surrounding this company are fundamentally wrong! Why do I need to pay 200gbp for a 'welcome pack' when buying a freehold property. None of their maintenance charges are transparent. How can this arrangement still be allowed, it should be illegal. Edit to reply to Greenbelt's message. The number you provided does not work, it disconnects when the relevant option is selected - tried multiple times on different days. As per the original review, the inability to reach you even though you actively provided this number is very concerning behaviour for any company! Edit number 2: no progress despite my repeated attempts to resolve this. I have called multiple times, most times the system automatically hands up. I have got through twice but the agents were not able to help there is obviously so much confusion about what you should be charging. This is completely inappropriate and NOT transparent in any way! It is ruining an otherwise nice property.

Just been given a huge bill for work being done in Crosby, we live near Wigan! Lived here 2 years and just got a bill for over £600 with no documentation of having to pay this company when we purchased the property.
When I bought my property I didn't know that I had to pay for the upkeep of the green spaces in the estate. It came as a shock but I was happy to pay as I thought it was a communal thing to do. Only when I read the inventory of the work they actually carried out did I have second thoughts. Most of the fee is spent on management and inspections. The inspections are never carried out and when anything goes wrong or something other than grass cutting needs doing, it never gets done, no matter how many complaints they receive. A shameful company with no work ethic or principles.
If you buy a new property check your not going to be ripped off and taken for a fool by this low life money generating company. I can't believe they are now asking customers for reviews when they see the reputation they have on this site. They should not even be getting one 🌟just the type of response I was expecting from Greenbelt. Unfortunately we don't get to choose to have or not have a management company when we purchase a house. This is a relatively new scam which now seems to be the norm with new builds. Stick a small useless bit of grass on the site and boom..you need to pay extortionate money for these people to come out and cut it. Why is this even legal...80% of the fee is to manage the bloke to come out and cut the grass which is also at an overpriced fee. I cant actually say if GB are worse than any other "management company" all I know is, I hate being raped of my hard earned cash to get very little in return and there not be anything I can do about it, other than sell and buy an older property that was built before this scam was invented. Very frustrating indeed !
This is a terrible company to deal with, I’m so glad we have moved and don’t have to deal with them anymore. They are only interested in extracting money with threats if you are late paying. They have no empathy with their customers and, unfortunately builders are only happy to offload the burden of managing green spaces. Councils need to look more closely at planning permission when insisting that green spaces have to be provided but they will not maintain them.
What can be said that already hasn't been said? Threatening letters with 7 day notices. Threats of court action. Threats of contacting mortgage providers. Threats of stopping any maintenance work, not that we'd notice as they do very little for what they want paid. Greenbelt seem to believe that they have a licence to hold homeowners to ransom with their methods of doing business. Sadly for them, the victims caught up in this mess are fighting back and fighting hard. A lot of people now are asking developers about open spaces maintenance and walking away from buying in these developments. They want to charge for work on THEIR land and the households being charged do not have access to any accounts, inspections, surveys or maintenance plans for what they are meant to pay for. Nor do they have a say on how the open spaces should be managed. Now Greenbelt are auctioning off small strips of land up and down the country, clearly to claw back lost revenue and leave residents in limbo with spaces that will not be maintained by anyone else. They are a bunch of uncaring lowlifes and are happy to fleece householders for money without carrying out the work to specification. They also own some of the companies 'awarded' contracts to carry out maintenance on their behalf. UPDATE: Your rates may be competitive but you hold us hostage in our deeds, and you own the land you're supposed to maintain. So saying that your rates are competitive is a load of nonsense as we cannot change the maintenance provider, and you know this!
If I could leave a negative star I would - they don’t deserve a star. Terrible service, our estate is poorly kept and their staff are cheeky and smug. Do not pay them would be my advice.
I have recently contacted the HSE regarding the unsafe conditions of our street! There was a fenced off area lying ajar which leads to a fast flowing stream, I then closed and padlocked off the are! I have also contacted the CEO and managing director but am still waiting On a response and that’s coming up for a month
We have taken over a section to the front of our property which was a mess due to the neglect of Greenbelt & on public path bushes were so overgrown & overhanging path kids needed to duck under. As for removing rubbish, not going to even go there, even if they tried, employees would be ripped to shreds since the bushes are full of thorns & rubbish which no-one can get to due to thorns
This company claims to be a land management company. However, in the six years I have been on this estate I have only seen workers once. The grass is so long in one area I cannot see my dog if she runs in it. I have to say it seems to be a licence to print money as they can, and do, charge whatever they think fit and we have no power to refuse. How the council allows this situation to arise is beyond us. They still charge us full Council Tax.
Cannot leave a review without giving them a star, they dont deserve a star, they deserve nothing. They shaft everyone with their over pricing and leave the places they are meant to maintain looking like a run down council estate instead of new homes with supposedly newly maintained green areas. Their prices are far fetched and when challenged cannot come up with anything to match what you ask. A few times I have asked to see their waste transfer notes form taking away the rubbish we are being charged for, these are never shown. Also asked for proof of payments to the companies they have used to take excess waste away, including burnt out cars etc. No wonder places are getting run down, their workmanship is shoddy and leaves the places looking like Beirut, hence why scruffs think its ok to dump their crap!! Greenbelt should not be allowed to operate - they deliver a shoddy overpriced service that will cost homeowners dearly if they try to have them removed. They have no care about customer service, and the quality of work is shoddy, minimal and undertaken by 3rd parties on many occasions. When contacted Greenbelt provide generic responses in the hope you disappear - this is not going to be the case!!! Our neighbourhood is currently undertaking legal advise to understand how to have this organisation removed (and we have been contacted by others who has been successful to give us additional support).
Hi If you want to pay extortionate fees for redundant land that can't be used for anything, then enter into an agreement with these people, my bill has gone up from £78 to £124 per annum within the 9 years I've lived on the estate. They cut the grass now and again also ignore all the other parts but the bill goes up year on year. Avoid all housing estates with this company on it, also mortgage companies are now looking at where there is a partnership with these type of people on the deeds. Buyer beware. Shame they won't publish my more colourful review.

Really and truthfully I don’t want to give them even 1 star. They are despicable, unprofessional liars who are intent on doing nothing and just taking your money. We have had an issue with these people for years and now trees are falling down into houses, onto public walkways and dead branches falling and injuring people. It will only be a matter of time before someone is seriously injured or even killed. Still Greenbelt issue only words and false promises, they have even told Hosta their landscape contractor that our local council are to blame for any delays when in fact the council are pushing them to maintain the trees. But does this bad press mean anything to Greenbelt, absolutely not they continue to flout any contract they have been awarded. We have so many instances of false promises and statements, this has been an ongoing issue for nearly 20 years. Please please don’t pay them any more money for work not done and please don’t award them any further contracts for maintenance work, they will not be honoured.
