Great job, estate really well maintained. These poor guys are leaving their families to come and do a sterling job, I take my hat off to you during these difficult times. During this time we should all be reflecting on our own lives not criticising those and being petty which some of you clearly are.

Greenbelt cannot provide evidence for the work that they charge for. They cut the grass on our estate and have destroyed a couple of hedges yet try and charge for monthly surveys and inspection fees. When challenged on this I was told they will not provide proof of such visits. Despite many attempts to contact this company they are unwilling to provide such evidence and just demand payment. If your prospective house uses this company to ‘maintain’ the land then please avoid them.

Charging late payment fees during COVID, when mortgage companies are offering payment breaks. A company that takes, but never reports on the work they do and who don't seem to be accountable to anyone? They need to be better connected with the communities they serve and provide much clearer visibility of what they actually do?

I can’t put zero so here’s a very generous 1 star. Would you stay in a 1 star hotel? Nope Would you accept 1 star service living in a 4 star residence? Nope So why do people continue to vent anger at bad workmanship, yet still pay for bad service. I put my bill in dispute, 3 years later I am still awaiting a response, for 3 disputed bills. until the dispute is resolved you don’t pay. You are not doing anything wrong by doing this. There are case histories to be found online from people who have taken their grievances to court. Greenbelt charge late payment charges on advance bills. I sent a polite email tell them they can’t do that, guess what? No more late payment charges. I Always get things in writing via Recorded delivery letters, emails, I don’t engage over the phone, unless recording are and make them aware the call is being recorded, I have been cut off after saying that :) The annual bill is sent out and they demand the money before any work has been done, basically you are being charged in advance. When work is not done there is no reduction in your bill. I think of it as like paying for the upkeep of a piece of land that doesn’t belong to me adds no value to my property, I have no rights to it and ANY member of the public can walk on it, fly tip, and vandalise it and Ihave to pay for the clear up (these extra costs on top of my bill) Anything that needs replacing, fixing or removing is not covered in the bill. These costs will be added to next years bill. These are all facts. Nothing fabricated here it’s all the truth. In addition to paying council tax, Greenbelt want me to pay again. Normally if there’s fly tipping, vandalism etc, I would the council they fix it at no extra cost. But living on a residential estate with any maintenance company (such as Greenbelt) Involved in deeds (yes check the house deeds)! I pay council tax but am unable to use the same services as everyone else who doesn’t live in new/ older new build estates. The maintenance company involved in the development clears fly tipping, fixes things ( sometimes and often not properly) and then want me to pay extra on top of the next bill for those services. An example I can give is a sofa was fly tipped. Usually call the council, if you do this the council will direct you to your maintenance company, in my case Greenbelt, the council will not sort it. So Greenbelt come along and charged £630 to remove a fly tipped sofa. Yes all the fee gets distributed to all households on the estate but £630 to take a sofa away??? So based on personal experience with Greenbelt, I can write this as factual and actual. Please if Greenbelt are involved in a housing development you want to buy a home in, go and knock on doors and ask the people in the estate of their experiences before you buy. If you are like me, I knew nothing of Greenbelt, the sales team never mentioned anything about maintenance fees. I did not find out until after two years Of moving in when a bill came. They will blame your solicitor for not telling you during the house sale. A solicitor can not fully explain a service that isn’t capped and there is no detailed explanation of the extras involved. Many buyers do not find out about Geeenbelt being included in the housing deeds until you are nearing the end of purchase completion, some back out, some carry on due to the expenses already incurred. To avoid being put in the same position as me, do your homework, ask questions and get first hand experienced reviews from people in the houses where you are wanting to buy. Don’t accept the housing builders word for it, they will distract you with “it’s only a small fee” they don’t tell you that the maintenance company can and will charge what they like.

Firstly i cant award no stars so has to be one. I live in an estate where Greenbelt have the audacity to charge and charge again when i believe its a scandal that we have to pay to upkeep THEIR land. The area is a disgrace and we as an estate get charged for incidentals when there is clearly proof it was accidental damage from a 3rd party i.e. a bus company. The site also gets charged for site supervisor visits again daylight robbery as ive asked time and time again for this said supervisor on his routine checks to pop in for a coffee for a chat, never seen hide nor hair of him, they should be made to check in to this area(Gartloch Village) Also i believe said supervisor should be reporting other incidentals ( basically over grown weeds/blocked drains/ and rubbish to the council ) but this isnt in his remit. If he was an accredited member of some professional board im sure they would submit to the relevant authorities. I believe this is theft and fraud as to what Greenbelt actually do and i would love them to contact me when apparently the customer is always right. I never signed an agreement with them and they have no rights to charge over the odds and late fees billings etc when they are not a financial instituiton. You know who i am Mr Greenbelt Lets sort this out once and for all. Do the right thing and give the residents our land back. Kind Regards Brian Ellis

I would avoid buying a property that is under the control of Greenbelt at all costs. I had a tree fall on my car resulting in £10k of damage to the car. Thankfully me or my family were not in the car at the time. I spoke to the contractors that Greenbelt use and they told me that they had advised Greenbelt that the work needed doing but Greenbelt did not want to pay for it. After several months of appalling customer service and little or no response to phone calls or emails Greenbelt have now refused to accept liability for this which has resulted in me having to pay a £10k repair bill and being unable to use my driveway in fear of the same thing happening again. I rarely write poor reviews for anything but feel that strongly that I need to warn others about this company.

Greenbelt basically bill you to manage land that they own but do not actually manage. You are paying for nothing, put simply. They will send a map along with your bill highlighting the area that they are responsible for in your development, but they will come off with all sorts of reasons as to why they can't maintain it. They still want paid for not maintaining it though. Steer clear!

Appalling company. Their billing is unreal and disproportionate to the service given. Dialogue with them is a waste of time. There is path to the rear of our development that is now virtually inaccessible during the summer months it is hideously overgrown through lack of maintenance. Have also pointed them towards some tall, dead trees that pose a significant risk to people and property but they have done nothing.

GreenBelt tried to block my earlier post which was really rather innocuous. I only made the point that if possible I would have liked to give them zero stars as I am appalled and the quality of their work and exorbitant charges. I have complained to them about this previously and received no response. So, rather than trying to censor client feedback, they should listen to it and act upon it.

Cant score them no stars but l would if l could!!! bad customer service, work they claim to have done and send bills for but little evidence of it actually taking place will never buy a home where this company is the maintanence company again cowboys is polite to discribe this company

Giving a bill when we was in lockdown! Seriously! Come on! Not on..... no work seen being done as we were not working ourselves and at home! No one can pay at this moment in time due to covid so do a good deed and cancel all these payments!

Steer well clear. Had i of known then what i know now about getting involved with this company then i would never have brought my bellway home. Constantly rising management charges in return for poor or substandard work Annoying i still have to give one star to leave a review.

Don't know where my previous review has gone but it seems like Greenbelt are trying to erase their negative image. We were stung into buying a Fleecehold property which entailed Greenbelt being listed in the covenants to our property. The development has only been completed for 3 years now and the bill has gone up more than 15% year on year. Initially £115 in 2017 and now it was £150 in 2019. Greenbelt only subcontract the mowing a little piece of grass on land they own so we can't understand why they charge huge amounts for this.

I would’ve have rated them 0 stars if I could have. This company are utter charlatans. Forced into a maintenance contract I didn’t want when I bought my new build. Yearly increasing bill for around £750 and I’ve yet to see them on my estate in East Lothian (Scotland) in the 12 years I have lived here. Money for nothing. Approached them several time to ask what work they had done in the area and still waiting for an answer. Total rip off.

Greenbelt look after a development we live on in Leicestershire. They maintain half of it beautifully (well done Greenbelt) they have kindly opted out of doing the other 60% containing a lake. Anyway, the development ‘only’ pays circa £15,000 per year. For this we are of course grateful to get some grass cutting, and a few repairs to bollards here and there. They are happy to explain reasons why they can’t do, what they should do though. They have an array of standardised jargon to use for many of your queries. The upside of this is you won’t have to wait too long for email responses.
