Great service. Really Professional company. My inspector knew so much more about my house that I never would of spotted Ryan our inspector has literally saved us thousands of pounds and made our house safer for me my wife and our children. I have told all my neighbours and they are booking to to make sure we get the houses that we paid for.
New Build Inspections were OK and they identified most of the obvious snags. Unfortunately, they missed a few very important ones like the fact that the loos were flashing with hot water and the cold and hot taps were the other way round, the external light not working, heaters not working properly etc. Overall, I was disappointed and wished I had just done the inspection myself.
I was very pleased with the service given by New Build Inspections and would certainly recommend them to all buyers of new build homes. Firstly, a snagging survey really is a worthwhile investment, even when the builders are from a reputable firm. New Build Inspections produced a very detailed report on my flat, highlighting a number of issues, which I would never have noticed by myself. I was also pleased that I opted for the follow-up snagging survey (which checks up on what the builders have done in response to the first). I was very impressed by the thoroughness of New Build Inspections, and I am sure that having the two surveys done made a difference in getting issues resolved, in particular before the second survey. Overall, I'm very pleased indeed that I had both the initial and the follow-up surveys done, which I'm sure have contributed to the quality of my flat.
Very good communication. They have experience and they like to share it. Personally I have no idea about buying a home and what to expect from developer. And let's be honest - new homes will always have some problems. Those guys know exactly what can go wrong and where to look. I definitely recommend this company
I would definitely recommend this service. It will save you a lot of hassle and money overall. We had decided to pay for a survey after we had had enough of excuses from the builder and justifications of poor workmanship by them saying this is "within NHBC tolerances". Well the report uncovered over 80 snags which 60 got accepted and inspected by NHBC. Not only we got the survey done but also the thermal survey which was included in the price. Usually you'd pay over £700 for a separate thermal survey. This was accepted by the builder even though they refused it initially. The camera is properly calibrated and costs over £12,000 so not a Mickey Mouse chinese camera you can buy from banggood. The surveyor was very professional, punctual and knowledgeable. We are also getting a consultancy and further help with NHBC procedure which is a great help. We never regretted spending £400 which is gonna save us overall thousands of pounds. It's simply a no brainer. The same company was used by BBC watchdog so you can use that in communication with the builder. It somehow adds more credibility to it.
New Build Inspections snagged my new build flat in London. I found the surveyor very pleasant and easy to communicate with. He was also very punctual, patient and explained the NBI process thoroughly prior to snagging. The report produced was very useful and it pointed out snags that I personally would not have been aware of. What I found most useful about the report was its use as a second pair of eyes. You do need to also use your own eyes as different things matter to different people as the surveyor suggested in terms of follow up with the builders. On receiving the report, I was impressed, it was well laid out and addressed lots of items I would not have thought of myself. I visited the property again after receiving the report and I sent the report to the builders who found it useful as a follow up for themselves in correcting issues, most of which were very minor. There was one item that was not on the report, something that I spotted on my second visit (post-snagging report), a loo that was placed within 2.5 inches of a fixed shower screen on one side. It is a small flat which I accept but the loo does not appear to be centred between the shower and vanity unit (it seems that the waste pipe was not centred perhaps this is the reason). I'm genuinely not sure whether this should or shouldn't have been on the report. I politely queried this with the reception/admin team at NBI who said they would ask the surveyor. It was felt that in the context of building (as I understand it) that this wasn't deemed as an essential item of note as the report focused on building flaws and functional issues. this was viewed as more of a design issue. However this is open to debate as I researched this and discovered recommendations about (comfortable) functional distances between bathroom units. I didn't know if these recommendations are enshrined in UK law so perhaps they do not apply to flats. I was happy with the overall report and the surveyor's advice which was very good value in the greater context of a building purchase (about £200). I felt that the surveyor understood my query and was empathetic to my concerns. The admin/reception team were also very polite, friendly, and organised with the appointment system though I didn't sense any empathy with my follow-up query as the admin/reception asked twice whether I wanted to book a follow-up paid report (the company offers a part two survey after the snagging has been done, another fee similar to round 1). I was hoping for a fuller open discussion on the point I had raised in relation to the initial report I had paid for, and it had been my intention to still proceed to purchase the second part of NBI's snagging service which is NBI's follow up service after the builders have gone through the list. I may have misunderstood the extent of what the fee covers though I still felt that the customer service response was (politely) dismissive. NBI is a good business and I would still recommend them as such; the report is good value and has been useful. My rating is based on the overall experience with the business and I hope it is helpful.
I used New Build Inspections to snag my new build home just over a year ago. I had never bought a new house before and was advised by my solicitor that a professional snagger would help spot snags. I just don't think the resulting report was worth the money. For several hundred pounds I received a list of snags which was mainly about finishing i.e. paint. Sure there were one or two other snags spotted but the big point is they missed loads of other snags that I or visitors spotted. I would advise against wasting any money on 'professional snagging'. Just do it yourself over time. It's far easier for the end user to spot these issues than someone spending literally one afternoon in the property.
I have recently got onto the property ladder by purchasing an apartment in one of the development by IDM Properties. With my background in Facilities Management I must say that the finish of the building and my apartment is close to perfect. Like in any building there are snags. I have hired a professional 3rd party company that specialises on New Build Inspections. There were 61 snags identified of which 15 snags I have marked to the developer as "Priority 1"; 8 snags as "Priority 2" and the remaining ones are have disregarded, as they are more relevant to the paint splashes, that I will eventually clean myself. This is my first month at the apartment and I am at the stage to follow-up independent snagging report with IDM's on-site Quality Control & After Sales team to set deadlines and eventually address the snags. That is the end of my part 1 review. I will finish my review in Part 2 as soon as snags are addressed.
