Was kept up to date by surveyor before and after survey

Survey was carried out at the time given. It was very comprehensive and the surveyor rang me to discuss the report and gave me some good advice. I would definitely recommend them.

Pinnacle were instructed to perform a valuation of a property I own for a re mortgage. On arriving the valuer told me he was only there to confirm a house existed (really professional and making a joke of the entire industry they work in!) and then when the valuation came back it was £0 due to proximity to high speed rail (the house is close to a proposed maintenance line of HS2 but this would only be used occasionally and limited to 50km/h). I have appealed the valuation 3 times through the lender and each time they have come back with a different excuses that have been at times factually inaccurate and show they have done little to no research. After the latest evidence was provided proving that many sales have been made since HS2 was announced and at similar prices they have given a value of £90,000 now (around 10% below market value) but included too many caveats for a mortgage lender to use the value. Appalling lack of knowledge and research and a quick scan down the other reviews here show they have a history of giving low values, presumably so people have to look at other lenders and they may get another valuation fee out of it. I tried speaking to the company directly but as I wasn't there direct client (the mortgage company is) they won't even discuss the basics of the valuation with me. As it stands they are making large amounts of properties unmortgage able due to the proposed HS2 routes some of which are on hold until at least 2024-25.

Survey was informative and was followed up by a phone call to answer any questions.

From the initial phone contact to the final written report and subsequent discussion this was a thoroughly professional and efficient process. The only slight hiccup (hence 4 stars rather than 5) was a delay of a couple of days in receiving the report once it had been written due to "problems in the office".

I had no issues. Polite and went through all the findings with me. I requested at 4:40pm if I could chat with the surveyor who did the survey & I then got a phonecall back at 5ish the same day so that was good. Went through stuff I didn't understand, rough costs to sort stuff,how difficult it would be to sort it out. Found structural movement in property which led to us pulling from sale so potentially saved us a lot of money.

No hassle at all. All arranged through my mortgage advisor and mortgage company. I called them regards the report being received by the mortgage company but I had not received a copy. There had been an issue with me receiving paperwork and returning but they resolved straight away over the phone. Extremely helpful - Lady I spoke with was Rebecca. Great experience with them and detailed home buyer report received.

Responded quickly to my request and equally as quickly to arrange the appointment. The report came through in a matter of days and was as detailed as I expected it to be.

The report was thorough and we got the report back to us within 6 working days. I am happy with the survey done, they captured everything that could have concerned us to go back to the vendor. We are grateful to have this survey done for peace of mind. The report itself was a little scare mongering and did make it sound worse than what it was l. There was a lot of what if and this could be an issue… Overall we found it helpful to assist the main issues to address the house before committing to purchase.
