I am deeply frustrated with my experience with First American Home Warranty and am requesting to speak with a manager to address my situation. If unresolved, I may be forced to explore legal options. Here’s what happened: I was told I could hire an outside plumber to fix my water tank issue. I contacted the manufacturer directly and was able to secure a free tankless water heater under warranty, as First American was unable to reach them. This saved First American approximately $6,000 for a new unit. My plumber submitted labor charges for installation, but First American repeatedly requested additional information, delaying the approval process. First American eventually sent their own contractor, who also confirmed the unit needed replacement. I finally received approval but was told I would need to pay $1,200 out of pocket for "codes and modifications," while First American would only cover $300 for labor. This feels like a blatant scam. The tankless water heater manufacturer advised me that the installation should take about 45 minutes, making the $1,200 charge outrageous. It appears that First American’s contracted plumber, CM Plumbing, is inflating costs under the guise of "modifications" that are not covered by the warranty. First American’s practices are deeply concerning. They seem to partner with contractors who offer low-cost labor while passing excessive, unjustified costs onto their customers. This is unacceptable, and I strongly advise anyone considering First American Home Warranty to look elsewhere. If this issue isn’t resolved promptly, I will be left with no choice but to escalate this matter further.

I've had a policy for 2 years. I've had some good experiences but several bad ones. The first involved a substandard contractor they sent out. It took months to resolve and get the repair done. The second bad experience is what really left a bad taste in my mouth. When I filed a claim for a spa repair it was denied. During the first year they honored a claim for a spa repair and things went smoothly. This year I filed a claim and they denied it saying the spa wasn't covered, even though I paid extra for spa coverage both years. This means I paid a premium for coverage that didn't exist and they won't refund the full premium cost for the spa coverage. Doesn't seem right to me. I've had good experiences with FAHW and claims that went smoothly. They do have less exclusions than most other companies but at a premium cost.

Shortly after we purchased a new to us rental house the heating unit failed. After a an inspection to verify the problem the replacement unit was ordered. The process was professional and easy. FAHW kept us informed of status of the repair

Worst experience with this company, will never trust another Home Warranty thanks to them! Had a broken drain pipe, this item was covered, and repair approved. The plumber they assigned was Ark Plumbing, they came out and just took some pictures of outside the clean out, said they’ll report to insurance, and would need to be approved for a camera. Two weeks later the Ark Plumbing sent the “camera guy” out, who did NOT have a camera, and did not even go into the crawl space to inspect, said he had everything needed for this repair. A report was sent to FAHW stating I needed a 40 foot re pipe, pipe rerouted, with a modification of 18 additional feet. Due to the modification they put on the report the insurance offered me a payout of just $40 and my share of cost would be $3800. I almost agreed, but neither company would give me a statement in writing. I decided to get my own plumber, got six different estimates, three of them used cameras. They narrowed down exactly where the break was, no 18-foot modification was needed. The information sent to AHW by their Ark Plumbing Company was false, inaccurate, and fraudulent, because no inspection was ever done. The reason this break happened was due to another plumber AHW sent out 3 months previously, DSG Plumbing, the tech broke the pipe with his snake, even left behind the coil. I had suspected this immediately due to a smell happening shortly after the first plumber left. When I complained to the insurance they did send a second plumber, American Coast Plumbing who refused to inspect, then AHW denied refunding me for the service. American Home Warranty are unfair and can’t be trusted. They assign plumbers that do not do poor quality of work, most have very bad one-star online ratings, they’re unreliable, give fraudulent information. AHW won’t take responsibility for their bad contractors, they work against their consumers, finding any reason not to pay.
It was very easy and convenient to report a claim and have someone to come out and look at our broken garage door motors. Repairs were approved and schedule very quickly as well. Extremely happy and grateful for this home warranty service.
Trade Item Plumbing Property Address 2402 Alto Cerro Cir Claim Number 314000333 In September 2024, Our Main Toilet = OVE Smart Toilet (purchased from Costco in 2020) - Stopped Working and would NOT Flush. Per FAHW; This unit was covered under our Contract! (claim # 314000333). You sent a low priced plumber, who said he doesn't repair smart toilets. As such, First American HS said "fix it yourself" and we authorize a $265 credit!! We contacted OVE, and we needed to order 2 separate parts: A new Cellinoid (receipt below) - for Canadian $ 131.300 = $ 153.26 US Dollars But, is did NOT fully fix and still no Flush. Therefore, OVE sold us the Main chip component/chip and seat/lid (all 1 component). for a price of Canadian $681.35 = which is $921.66 US Dollars Therefore, we paid $1,074.92 US dollars for just for replacement parts from OVE! For Two Months, our Main Toilet did NOT Flush with excrement & defecation in the main part of our house. Knowing the expenses were > $1,000, I watched the YouTube Video/spoke w/ OVE Service and replaced the Parts myself!! It is now working properly! Today is November 18th. I had requested this repair in early September 2024. Therefore, it has been over 75 days since our Main Toilet Broke - and yet, First American still has NOT even reimbursed us for anything - even for the toilet parts!!
I did not like Superheros. He was rude. I asked him to repair my dishwasher asap cuz I was having company (I was not getting water in my kitchen sink) he said in 3-4 days and I had to text several times til he told me the part is delayed. He came(after I text him again) and put the part in and showed him no water or hot water in the sink. He said I’m not the plumber it’s ur problem call a plumber. He left in a huff. I never want him to repair anything of mine
