About First American Home Warranty

First American home warranty plans provide a safeguard for your budget when your home’s systems and appliances break down. When a covered item unexpectedly stops working, we’re here to help with getting it working again. As a leader in the home warranty industry since 1984, you can count on the protection, experience and stability of First American Home Warranty. Appliances and home systems will eventually fail. It’s unavoidable. A home warranty offers you a renewable service contract you can use to protect systems in your home such as heating, air conditioning, plumbing, and electrical, as well as major appliances like your dishwasher, oven, clothes washer/dryer, refrigerator, and more. With our home warranty protection, when a covered item breaks, we’ll send a pre-screened service contractor to your home to diagnose the issue. Many of our customers request service multiple times each year and save hundreds to thousands of dollars on repair and replacement costs. These types of mechanical failures are typically not covered by your homeowners insurance, so a home warranty can help bridge that gap in protection by shielding your budget from these sudden expenses. Benefits of a First American home warranty: • A simple solution when something breaks • Protection from huge, unexpected repair or replacement bills • 24/7 service requests • Unlimited service calls We offer a variety of affordable warranty plans and options so you can customize your coverage to fit your home and budget. This is the worst company to head a home warranty company. They have no one that can come out to fix a refrigerator. It's been a month and they keep cancelled so don't use this company they just take your money and no service. I've had this company for a couple of years. Never had to use them. But when you need them your screw..

They seem to hire contractors without properly vetting for quality or integrity. The one they sent to my home pushed for unnecessary repairs at an outrageous cost. It felt more like a sales pitch than a service call. What’s worse is that the warranty company stood by them—even after seeing the inflated estimate they were trying to pass off. You pay for a warranty expecting protection and peace of mind, but instead, you end up fighting poor service and surprise expenses. If this company wants to earn trust, they need to take more responsibility for who they send into customers’ homes—especially when those contractors may be pressuring elderly or less informed homeowners. Until that happens, I’d strongly caution anyone considering their coverage.

Came out to repair my garage door opener and I pre-paid the service call of $125. Then they charged me another $348 for additional things they said it needed when my warranty says $125 to either repair or replace. What a rip off!!

The unit that was ordered to replace the defective unit did not fill the space allocated for the old unit. There is a two-inch air gap over the new unit. I have not been able to get a final response as to how I should deal with this.

Like most complaints with this company if I could give 0 stars I would. This place uses sub standard contractors to get the result they want and allow these scam contractors to overcharge for so called not covered modifications. In my case its a company called **********. I have an open service request for a hvac service in which my unit is 24 years old using phased out R22 freon. Which has a leaking evaporator. Per their website under homeowner/thephasedoutr22 if you purchased the extra coverage for air conditioning if a phased R22 they will "Repair and Replace: If your system needs repairs, well cover the cost of converting it to use an approved, more environmentally friendly refrigerant. If the system must be replaced with a new system, well cover that, too*. Without a home warranty, this could cost many thousands of dollars." But they will not honor this even though this is what I was told to sell this extra coverage. They want to charge me $2100 on top of the $95 service fee just to replace an outdated evaporator and offered me a $703 payout. Air Repair is trying to charge me ridiculous prices for unneeded parts including parts that are less than 3 years old "ER DRAIN PAN $400 FLOAT SWITCH $250 2ND FLOAT $225"All above less than 3 years old "COPPER $375 DUCT $400 DRAIN MOD $300 ARMOUR FLEX $150" all unnecessary. I have an flat/slab evaporator cased with no modifications needed. I had a claims resolution FAHW Rep ***** **** agree to change all parts to current code but now he did a disappearing act. I keep emailing and send secure messages thru their website to no avail. By the way, the R410 replacement phased out Jan 01 2025. But they way, they want to bandaid instead of replacing evap and condensing unit like they should due to leaks and outdated out of code parts.********/******* **** Work order# xxxxx6998

The contractor who serviced our older dishwasher did a great job of analyzing and repairing the issue. He kept us informed as to what he was planning to do and was diligent in following up and completing the work.

I've had a great experience with First American Home Warranty. Reporting issues and scheduling maintenance is simple, and repairs are usually completed within 1 to 2 business days or at a time that works for me. The technicians are professional and do the job right.

Responding to the company's response from March 27, 2025. You continue to not answer my question. I have proved to you that the tray is listed in the contract as covered if it affects the function of the unit. You continue to say that the tray didn't affect the function of the unit, but you won't call my contractor. The contractor is a certified Bosch repair person. This person knows what the issue was, but you don't want to do your due diligence. That's fine. My purpose is to notify anyone considering getting a policy with you to not do so. It is so disappointing how you have handled such a simple claim. I even told the person that I would let people know how awful it was to work with First American Home Warranty, but no one cared. Horrible way to work with clients, especially when you have a written contract. Buyers - Be Aware that this is not a company you want to work with!
