What I found impressive about houseplans.com is the great variety of options from small cabins to huge 'mansions.' There's something to choose for everyone's taste. Plus, once you decide and place your order the plans are well on their way to their destination.

As a Professional Engineer and retired Unlimited General Contractor, it is my opinion these plans are very minimal for the construction of this residence. The first 7 pages of the plans are recitations from the 2021 IRC building code which is required by law in our state and most others. The final 4 pages are specific to this residence. In contrast, the first set of plans we purchased from another source for this site consisted of 8 pages specific to the residence, and included no voluminous citations of the IRC code plus many other necessary details. The structural aspects of these plans are deferred to a Professional Engineer for compliance with site specific code compliance. No reference is given to the design loads of the depicted structure (dead load, live load, wind load, earth quake load and exposure criteria). Without those details, the purchase of the materials list for this structure is meaningless and unusable in my opinion. These plans provide a build able concept, but the devil and the costs are in the details, again in my opinion.

The website manevuerability, it was easy to filter what I was looking for and quickly found a perfect plan. The pictures, and price was very good.

Before purchase of plans, customer service was very pleasant and helpful in answering questions by phone. There is an overwhelmingly large variety of plans to peruse on the website, so everyone should find something. Once purchased, and the agreement was signed, the electronic version of both the PDF's and CAD plans were emailed quickly. People should know that if there are pictures on the website that shows a house built from the plans, they shown house may well have been altered/changed and the plans you buy will not reflect that. Apparently the website (somewhere) says that, but be sure to note. You will not get a set of printed plans with your order, which would be nice, considering the prices. We paid to have them printed at Office Depot so we could see a large version. All architects do not use the CAD program, so check with whoever is going to help you design your house before buying. We like the general design of the house and have an architect working with us to widen doorways and redesign some things. Overall, using a plan was a good start. It does not save you the architect time and costs unless you are building it exactly per original plan. Be sure to check the width of doors and hallways; ours all needed to be enlarged to accommodate ADA standards.

Very helpful on ordering plan. What did throw me online there were several pictures of changes that I liked. Once plan came no options for those changes. I'm hoping our contractor can help us. So if you view pictures know that the plan isn't the same as pictures.

We ordered our plans, and I opened them only to find out we needed to sign up for the "Hightail" app to receive them. I signed up for the free option. Hoping we don't have to upgrade to the "Hightail" app and pay more to access our plans. But now, we are waiting for a code from houseplans.com to access our files ...and I'm still waiting! It was easy to order the plans and send "our money," but not so much to access them! Also, we ordered the building materials list, which is said to come at a "later date." What does that mean after the additional $400.00 plus dollars we added to our plan order? I wouldn't say I like to go negative, but houseplans.com hasn't made this process easy. This situation saddens me because I've directed so many people to this site for various plans.

Everything was great until realizing the plans do not get adjusted for your local build standards and if you select a foundation type other than default, you are going to get default plans that still show the original foundation type (and wont match the foundation spec sheet). Make sure you check with a sales agent whether a plan you are buying is tailored for your area or which region it was designed for, otherwise you may need the CAD files to adapt the design at additional cost anyway.
