Seamus conducted a level 3 survey for us over the Christmas holidays. Séamus is incredibly professional, helpful in explaining things I didn't understand and loyal to his client. You do get what you pay for. I needed a surveyor for a grade 2 listed house and I am so relieved that I went with Séamus. I was on a very tight deadline and the seller brought the date forward. Séamus was very kind enough to do this for me and worked during his Christmas holidays, which I will be forever grateful for. Previous to Séamus the seller got their own surveyor, I assume in expecting me to accept this. The sellers surveyor report was only 67 pages long and had a maximum of only £10k worth of fixing. There was no comparison as Séamus was so much more in depth with 121 pages and was able to identify more issues as he had aerial photos...that was just the tip of the iceberg. On top of this Séamus was able to identify work that had been done that did not come up on the Local Authority Search, he done a separate section for my solicitor to chase this information on. As the property I was looking to buy was a grade 2 listed building, the owners of the house would have needed consent when making changes to this property. It seems as though previous owners did not get permission for this and if I were to have bought this property, I would have taken on that liability. I could have ended up with thousands in debt to rectifying this. Thanks again for all your help Séamus.

Séamus undertook a full structural survey (RICS level 3) for me on an older property that need more than the usual home buyers report. He produced a meticulously detailed 140 page report which clearly laid out the various issues and risks with the property, a ball park estimate for their repair and advised what further checks were required. It was also filled with 166 photos which were a wonderful supplement to the text and made things really clear. The report also included some very useful general advice and guidance on common risks and issues which I found very useful as a first time buyer. He also happily answered the considerable ream of follow up questions I had which took well over another hour of his time on the phone. In summary, I couldn’t have asked for a more knowledgeable guide to my first house purchase. He has clearly earned all those letters after his name, and is a very approachable and personable professional to boot! I wouldn’t hesitate to recommend or use Séamus again.

I instructed the company to perform a full building survey on a Victorian-era terrace house. Given the age of the property, and as a first time buyer, I wanted to ensure I was fully informed about the state of the property and any potential defects. The survey was carried out by Seamus Smyth and I was thoroughly satisfied with the service provided. I was supplied a report over 100 pages long, listing all observed defects, potential future problems and issues to be aware of. There were over 100 photographs supplied for reference, including drone photography used to inspect the roof. The report contents demonstrated vast experience, knowledge and diligence and, as a result, I can complete the purchase with confidence and peace of mind. In addition, I am now aware of what improvements I will probably have to action on the property in the 5-10 years after taking ownership and am thus able to plan / budget accordingly. Seamus made himself available to me for a phone call to discuss any of the report's contents but the report was so exhaustive and it's language so clear that I didn't feel this was necessary. I would highly recommend the full building survey to anyone buying a slightly older property, anyone wanting confidence in the price they are paying or considering haggling, and anyone wanting to be fully informed of any present or future works required. I consider it to be well worth the money paid.

Seamus recently undertook a structural survey for a property I was considering purchasing. A day or so after completing the survey I received a call to confirm it had gone ahead, with the extremely thorough (120+ pages) report following within the 8 working day timeframe as promised. The report broke down the required work into different sections, with over 100 photographs (including excellent aerial photography of upper level walls/chimneys/roof). The traffic light system is easy to understand and I appreciated the fact that within each section the type of contractor required to complete the work was highlighted, plus relevant sign off/approval. Seamus is polite and warm and could not have been more helpful. Money well spent!

Seamus recently completed a survey on my house. ( waited approx 1 month to complete and then 2 weeks to provide report). we have now had 2 surveys completed on the house and his survey essentially stated the house is uninhabitable! (16 critical items! included a roof that is 10 years old!) If you want to be terrified then book with Seamus! As he does not use common sense and by the sounds of reviews has cost a number of sales for unwarranted reasons. He completely ignores specialist surveys, and reports of works completed as "he knows better". When contacted he refuses to answer calls, opting to hide behind text messages despite a duty of care.
