Great Service 29 July 2020, 00:29

Franco was fantastic with his follow ups. Gave me updates even if we were waiting on items. He always called first to explain what he needed from me before just sending an email. Obviously I was a little nervous but the entire team was available during the closing when I had questions as well. It was a great experience overall. Thank you to the Noah team.

On paper and slick user friendly website, this looks great! Which non-traditional home owner wouldn't want to cash in on equity to eliminate high interest debt and have some left over? But when the 100+ page document arrives peppered with phrases like 'special power of attorney,' 'irrevokably granting power of sale,' and which gives them the right to purchase all or part of your house, and also reserve the right to market and sell your home, alarm bells went off for me. Please don't feel obligated to sign, as I did, because I was sipping ice tea outside with a notary in 90 degree heat. Tell them you need your lawyer to look it over. I signed after asking the notary if I had a 3 day right of recision, and was also told I did by the customer service rep. The next day I was told I do not so please heed my warning and tread carefully! This may work for some but be prepared to give up a lot for the money -- you cannot then do a traditional re-fi with cash out as you may not increase debt, can't rent your house or have a film shoot there, can't go on a year long sabbatical as it must be your primary residence, and so on and so on. Their contract is extremely restrictive and loooong and packed with legal language. No one at Noah could sufficiently explain to me why, when I agreed to sell a portion of my future equity, why then was there a 70 page Real Estate Purchase Option Agreement allowing them to purchase all or part of your home (real property) at any time through no fault of your own? I am now trying to get out of this and will never sign a document such as this without first having a lawyer review. Will update after I speak with them today if they are making this easy or hard. I went ahead and acted as I have a 3 day right even though they gave me conflicting information. Insist on a 7 day review period before you sign anything! Was really looking forward to eliminating credit card debt but I will have to carry that burden a little longer and do it the old fashioned way, which is to pay as much off as I can then go for a conventional re-fi with cash out. They seem like nice people at Noah, but they know most homeowners in my boat are over a barrel. Oh, and they kneecap you from the start by instantly devaluing your house anywhere from 16-24% - you can argue for the lower end like I did but I believe it gives them an unfair advantage. I don't quibble with them making their money; I do quibble with giving them an irrevokable right to purchase and sell my property, I agreed to share equity not sell my home.

This Experience was great. They were able to get this loan project to close even with some hurdles that needed a lot of attention. If you are thinking about using them and their service to take equity from your home. I highly recommend.

We just went through the application process with Noah, and we are delighted how effortless the whole thing was. After seeing the painful drops in the market and feeling anxious, we realized we needed some way to shore up our finances with extra reserves. Noah’s equity sharing product is an ideal way for us to accomplish that. To us, no monthly payment for 10 years is the most attractive feature. Submitting our documents was a breeze. Our contact Jaime was extremely helpful and yet remained totally unintrusive the entire time. We have gone through several rounds of mortgage application before. Each time it was a draining experience. We can still vividly recall the anxiety of explaining certain deposits we had made several months ago to the lender for one of our mortgage applications. We felt somehow, we had to justify why we deserved the loan, even though we were giving our business to them. This time, the part that took the most of our time and effort was actually signing all the documents, which lasted about an hour. In today’s challenging time, we are really glad that we have found a partner in Noah to ease our minds.
