Terrible experience. We asked for a two year contract, and had verbally agreed with the letting agent that this meant the price couldn't go up during it. They had a clause that meant they could increase the rent after 1 year, and did so by 33%, resulting in us being forced out of our home by a Section 21 notice soon after. Also, our first property manager was unresponsive, and didn't pursue problems we reported. We ended up living in a mouldy flat with problems with hot water for months. Finally, on leaving, they decided to charge us for a petty £30 for mould left over (despite one of the issues we raised being broken ventilators in the bathroom, that they took a long time to fix) I would recommend using another letting agent, or even better, using OpenRent to have a direct relationship with the Landlord.

However, I think she is an exception than a norm especially when it comes to Life Residential who I think are out to fork out the maximum from tenants and do not really care in general about the tenants”
Life Residential are a truly 5-star agency. I purchased my apartment from them, rented a parking space as well as eventually letting out my property with them, and in each experience they were brilliant. A special mention to Eduard for helping getting my property listed so quickly and also for finding good tenants and finally a massive thank you to Shruti for being an amazing property manager for the twelve months that my property was rented out.

Hi Shruti Thanks for your service and I really appreciate your support and difference which you bring while being my property manager . I must say for my property I had issues which were outstanding for more than a year and there were multiple property managers joining the company and leaving and no one was able to resolve it. With you joining the company recently and I can confidently say within a short span of time you were able to resolve all the issues. The sales team at LiFE Residential is charm itself, but once you are all moved in they couldn't care less. LiFE Residential go through property managers like water (ours was changed numerous times with no notification, making reporting any issues almost impossible). Any issues actually reported were very slow to respond and treated with complete indifference. I can't stress it enough: they only want your money. Speaking of money, LiFE Residential are currently refusing to release our full deposit and want to charge us over £650 for repairs and general wear and tear. This is despite paying ourselves to have the flat professionally painted on arrival and professionally cleaned on leaving, treating lovingly as a home in-between. They are also trying to add charges for missing inventory items (despite being previously told in writing that we could dispose of them -- who wants to keep a broken kettle and previous tenants' bedding?); they have even tried to add a charge to get rid of the spare can of paint we left, in case the walls need touching up in future. LiFE Residential are the worst kind of London Canary Wharf real estate cliche: a slick besuited outer exterior that belies nothing but callous greed and total indifference once you're trapped on the inside with them. Avoid at all costs, because otherwise I guarantee it will cost you.
Place and Sales is nice but the on going management is terrible. Slow and no updates you need to chase them up constantly for anything.
